• Separate house value from land value. They do not move the same way.
• Compare road frontage, cleared vs wooded ground, and whether the land is usable.
• Watch location closely. A few acres near town can price very differently than the same acreage farther out.
• Factor in extras buyers notice, like barns, ponds, fencing, and long-drive access.

• doors, windows, and garage doors opening and closing
