If you live in one of the following municipalities and believe your taxes are over assessed, please don't forget to file your tax grievance. Your permitted tax grievance window is here and will be gone quickly. You can call O'Donnell & Cullen with any questions. They're great at what they do and are very helpful.

**If you're considering selling your home in the next year or two, making sure you're not over assessed is HIGHLY recommended. I call this "financial staging". If your home is over assessed, it could lead to sellers not being able to qualify for an incorrect tax amount, costing you significant money. This doesn't happen too often, but when it does it's devastating.

As we approach the spring market, which is only a couple of weeks away in the real estate world, we're seeing more of the same. Medium home prices are up across the board in the Hudson Valley. Interest rates are down from their peak and are fluctuating between 6.5-7%, currently at 6.92%. The average days on market is 53. However, that can be skewed by unique properties.

In many cases we're still seeing multiple offers and hearing those dreaded words.... "highest and best". In fact, I just placed an offer for a buyer on a condo that has many offers and in highest and best within 48 hours of being listed.

The market is still in desperate need of inventory. Unfortunately for our current buyers, there aren't enough houses available. If you're considering buying or selling, please feel free to reach out with any questions. I'd love to help out as best I can.

I have to give my seller tremendous credit on this sale. This was her mother's home, who recently passed away. Obviously, these types of transactions carry more emotional weight than a typical sale. There were many times along the way the buying side tested her will... not for any reason other than this was a first time home buyer. My seller was able to stay calm and understanding of the buyer's perspective and leaned on my advice and actions to complete what became a relatively smooth and happy ending for all. What a wonderful process this was working with the seller and her family.

Of course, this was a very emotional time for the seller, but she was pleased to learn that we had set a record, by wide margin, for highest sale ever in Society Hill 1... which now makes me the agent of record with the highest sales ever in both Society Hill 1 and Jefferson Village. Pretty cool!

WOW! Interest rates now down to 6.62% after largest 2-day drop in decades. That's nearly an extra $400/month of purchasing power compared to our recent high. This is based on a $400,000 mortgage. Many buyers who were forced out of the market will likely be reentering. At the very least, they can afford more. If you're considering selling, this is surely something to keep in mind. The market may get very interesting again.
