The median sale price in Monmouth and Ocean County moved $250 last month.
Not $2,500. Not $25,000. Two hundred and fifty dollars. June: $606,250. July: $606,500.
So if you own a typical house in our two counties, July did essentially nothing to your value. That is not bad news. It means you have not missed anything by waiting.
But the average sale price fell 7.4% in the same month, from $801,515 to $742,054. When the median holds still and the average drops, it means the top of the market got quieter. Fewer of the very large sales closed. Take a few of those out and the average falls while the typical house never flinches.
The number we would circle: homes sold for 100.6% of list price, but only 99.3% of ORIGINAL list price. That gap is price reductions. The average cut on an active listing was about $48,800.
Same house, same market, roughly $48,000 in difference, decided in the first week by how you price it.
