DAY 1 — “Why am I signing something just to see a house?”

🏡 BUYERS… LET’S TALK ABOUT THAT BUYER AGREEMENT.

You find a house online, call a REALTOR®, and suddenly they are asking you to sign paperwork before you even walk through the door.

Why??

Because as of January 1, 2026, Texas law requires a written agreement with a prospective residential buyer before a license holder shows them residential property.

But here is what I really want you to understand:

Signing an agreement shouldn’t be something you do without knowing what you’re signing.

That agreement should spell out things like:

• What services your agent/broker will provide
• How long the agreement lasts
• Whether it is exclusive or non-exclusive
• How the broker will be compensated
• Whether you are actually being represented
• How the relationship works

And YES — compensation is negotiable. It is not set by law.

Over the next five days, I’m going to break this agreement down into regular-people language because buying a house comes with enough paperwork already. 😂

You deserve to understand what you’re signing.

🗝️ REAL ESTATE TERMS… IN REGULAR-PEOPLE LANGUAGE! 🏡

Can we just admit it? Real estate has its own language. 😂

When you’re buying or selling a home, you’ll hear words like option period, earnest money, appraisal, survey, title commitment, contingencies, concessions… and everybody around the table may be talking like you’re supposed to know exactly what all of that means.

You’re not. That’s part of my job.

So let’s break down a few of the big ones in plain English:

🗝️ Option Period — A negotiated amount of time when the buyer has the unrestricted right to terminate the contract. This is often when inspections and further evaluations happen.

💰 Earnest Money — Money the buyer deposits to show they’re serious about the purchase. It’s held by the escrow agent and, if the transaction closes, is typically credited according to the contract.

🏠 Appraisal — An independent opinion of the property’s value, often required by the lender to help determine whether the home supports the loan amount.

📍 Survey — Shows the property’s boundaries and may show things like easements, improvements, fences, or encroachments.

📑 Title Commitment — Think of this as the title company’s report of what they found when researching the property’s title and the requirements that must be addressed before a title insurance policy can be issued.

✏️ Contingency — A condition written into the contract that must be satisfied for the transaction to move forward as agreed.

💵 Seller Concessions — When the seller agrees to contribute toward certain buyer expenses allowed under the contract and loan guidelines.

And here’s the BIG one…

❤️ You should never be embarrassed to ask your REALTOR® what something means.

Buying or selling a home is too important to sign paperwork you don’t understand. I would much rather you ask me the same question three times than sit quietly because you think you should already know the answer.

My job isn’t just to help you buy or sell a house. My job is to educate you, advocate for you, and help you understand what’s happening from contract to closing.

❤️ National Son & Daughter Day ❤️

No matter how old your children get, they will always be your babies.

God blessed me with a daughter, Chelsea, and a son, Chad, and being their mom has truly been one of the greatest gifts of my life.

Then, just when I thought my heart couldn’t possibly hold any more love, they gave me six of my greatest blessings. ❤️ Chelsea gave us Sage, Sianna, and Spencer, and Chad gave us C**t, Ally, and Tripp.

And one of the things Patrick and I are MOST grateful for in this season of life is that we all live together on our little family compound. 😂❤️ Some people may think we’re crazy, but I wouldn’t trade it for anything!

The grandkids can come running over. We get the ballgames, school days, family dinners, celebrations, and those ordinary little moments that you don’t realize are actually the BIG moments until they’re gone.

Is it always quiet? Absolutely not. 😂
Is it always perfect? Nope.
Would I change it? Not for the world.

And maybe that’s one of the reasons real estate has become so personal to me. 🏡

I know firsthand that a home is so much more than bedrooms, bathrooms, square footage, and property lines. It’s where your people are. It’s where children grow up, grandchildren come running through the door, Sunday dinners happen, and memories are made.

That’s what I think about when I’m helping someone buy or sell a home. I’m not just helping with a transaction—I’m helping someone move into the next chapter of their family’s story.

Chelsea and Chad, I am so proud of the adults you’ve become, the families you’re raising, and the parents you are. I’ll always pray for you, cheer for you, worry about you, and probably give you advice you didn’t ask for. 😂 That’s just part of having me for a mama!

Today I’m thanking God for Chelsea and Chad, the six precious grandchildren they gave us, and this crazy, loud, beautiful little compound we get to call HOME. ❤️

Because at the end of the day…

🏡 Home isn’t really about the house. It’s about the people inside it.

❤️ Mindset Monday ❤️

Comparison will steal your joy if you let it.

It is so easy to look around and think everyone else is farther ahead. Their career is growing faster. Their house is bigger. Their finances look better. Their family seems to have it all together.

But here’s the thing…

You’re comparing your chapter to a page in someone else’s story.

Maybe you’re buying your very first home. Maybe you’re selling the home where you raised your family. Maybe you’re starting over. Maybe you’re starting a brand-new career later in life. Or maybe you’re simply waking up each morning and asking God, “What’s next?”

Stay in your lane. Keep moving forward. And most importantly, keep your eyes on God instead of everyone around you.

I have learned over and over that God’s timing rarely looks like mine—but His timing has never needed my help. ❤️

Proverbs 3:5–6 reminds us to trust in the Lord with all our heart, not lean on our own understanding, acknowledge Him in everything, and allow Him to direct our path.

So this Monday, stop measuring where you are against where someone else appears to be.

Your journey is your journey.
Your timing is your timing.
And God is still writing your story.

Keep going. Keep trusting. And don’t let comparison rob you of the joy found right where God has you today. ❤️

Why I Love Calling Southeast Texas Home

People ask me all the time why I’ve never wanted to live anywhere else.

The answer is simple…

It’s the people.

It’s Friday night lights where an entire town shows up to cheer on our kids.

It’s Sunday mornings spent worshipping together and seeing familiar faces wherever you go afterward.

It’s neighbors who show up with a casserole when life’s hard, help clean up after a storm, or simply check in because they care.

It’s little league games, dance recitals, livestock shows, and community events where we all celebrate one another.

It’s family dinners around the table, grandparents spoiling grandkids, and running into someone you know every time you stop at the grocery store.

Around here, people still wave when they pass you on the road. They still hold the door open for a stranger. They still pray for one another.

This community has shaped generations of families—including mine—and I couldn’t imagine calling anywhere else home.

Helping families buy and sell homes here isn’t just my career…

It’s my way of serving the community that has given so much to me and my family.
