Good Saturday morning, friends!

Over the last six months, I’ve had the opportunity to meet so many new people, so I thought it might be a good time to reintroduce myself.

I’m Penny Beggs, REALTOR® with RE/MAX ONE and the Crystal Myers Team here in Southeast Texas.

Six months ago, I stepped into a brand-new chapter of life. After years of being known as a wife, mama, Yaya, Bible study leader, and friend, God opened a door that I never imagined would bring so much joy and fulfillment.

In just six short months, I have already closed two transactions and have two more scheduled to close by July 5th. But what I’ve learned is that real estate isn’t really about houses at all.

It’s about people.

It’s about the young couple buying their very first home. It’s about families needing more room. It’s about empty nesters starting a new chapter. It’s about dreams, goals, memories, and sometimes walking people through difficult life transitions.

What most people don’t see are the phone calls, inspections, negotiations, paperwork, deadlines, lender conversations, title work, and unexpected roadblocks that happen behind the scenes. There are days when everything goes exactly as planned and days when we have to find another way around the obstacle. Through it all, my goal is simple: to help my clients feel supported, informed, and cared for every step of the journey.

One of the greatest blessings of this career has been the people I get to work alongside every day.

I am blessed to be part of the Crystal Myers Team. Crystal is an incredible leader who has poured so much knowledge, encouragement, and wisdom into me. Cheri keeps us all moving forward and has one of the biggest hearts for serving others. And Julianne juggles real estate, helping run Mauriceville Feed Store, raising two precious babies, and still finds time to support all of us. Together, we truly are a team, and I am thankful every day for each one of them.

Outside of real estate, my greatest blessings are waiting for me at home.

I have been married to my husband, Patrick, for 39 years. We have two amazing children, a wonderful son-in-law and daughter-in-law, and six of the most precious grandchildren a Yaya could ever ask for. They are my heart and the reason family will always come first.

Most importantly, I am a woman of faith. Everything I do is grounded in my relationship with God. He opened this door, He continues to guide my steps, and I give Him all the glory for every opportunity and every person He places in my path.

This career has given me the opportunity to meet incredible people and build relationships that I hope last long after the closing table.

Let me tell y’all what buyers in Southeast Texas are asking for OVER and OVER right now because the market has definitely shifted a little. People are being more intentional about what they want in a home, and honestly… they should be. A home is one of the biggest investments you’ll make. ❤️

Here’s what buyers are searching for MOST right now:

🌳 Acreage
People want space. Room for kids to run, animals, gardens, bonfires, side-by-sides, and just a little peace and quiet away from all the noise of the world.

✨ Move-In Ready Homes
Life is busy. A lot of buyers want something they can walk into without having to immediately replace floors, paint walls, or tackle major projects.

🍽️ Updated Kitchens
The kitchen has become the heart of the home. Buyers want big islands, updated countertops, open spaces, and a place where family naturally gathers together.

🛠️ Shops & Extra Storage
This one is HUGE in Southeast Texas. Whether it’s for boats, tools, projects, hobbies, or a place for dad to disappear for a little while 😂… buyers are loving homes with shops and extra space.

💰 Lower Taxes
With insurance and interest rates being talked about constantly, buyers are paying close attention to tax rates now more than ever before.

The biggest thing I’m seeing?
People are no longer just looking for a house… they’re looking for a HOME that fits their lifestyle and gives them peace when they pull into the driveway at the end of the day. ❤️

🏡 Thursday Weekly Tip — What Happens During the Option Period?

One of the biggest questions buyers ask is:
“What exactly happens during the option period?”

Think of the option period as your time to really look over the home and make sure you feel confident moving forward.

Here’s what usually happens during that time:

🔍 1. Inspections
This is when the home inspection takes place. The inspector checks things like the roof, AC, electrical, plumbing, appliances, and more so buyers can understand the condition of the home.

🛠️ 2. Negotiations
If repairs or concerns come up, buyers and sellers can negotiate. Sometimes sellers agree to repairs, sometimes they offer concessions, and sometimes both sides work together to find a solution.

📋 3. Repair Discussions
This is where we start gathering estimates, reports, and talking through what’s reasonable and what makes sense for everyone involved.

🚪 4. The Right to Back Out
If something major is discovered and an agreement can’t be reached, buyers do have the right to back out during the option period.

The option period is there to protect buyers and give peace of mind before making one of the biggest purchases of their life.

There’s just something special about Southeast Texas and the communities that make up Jefferson, Hardin, and Orange County. ❤️🏡

In Jefferson County, you’ve got the heart of Beaumont and all the growth surrounding it, but somehow it still feels like home. From Nederland to Groves to Beaumont, people still rally around one another. Friday night football, local restaurants full of familiar faces, community events, and neighborhoods where families have lived for generations — that’s what makes people want to plant roots here.

Hardin County offers that slower pace so many people are searching for these days. Lumberton, Sour Lake, and Kountze have become such desirable areas because people love the space, the land, and the small-town atmosphere. Families want room for kids to play, shops in the backyard, quiet mornings with coffee on the porch, and neighbors who still wave when you drive by.

And Orange County… there’s just a strong sense of community that’s hard to explain unless you’ve lived here. Whether it’s Orange, Bridge City, Vidor, Pinehurst, or West Orange, people show up for each other. Packed ballfields, cookouts with family, church on Sundays, and generations living close together — it truly feels like home.

One of the things I love most about real estate is helping people find not just a house… but the community that fits their life and their family. Some people want land and quiet roads, some want neighborhoods close to schools and ballparks, and some just want a place that finally feels like home when they pull into the driveway.

Southeast Texas may move a little slower, but honestly… that’s part of its charm. ❤️

What’s ONE thing your dream home absolutely MUST have?

✨ A big front porch?
✨ Land to spread out?
✨ A pool for summer days?
✨ A huge kitchen?
✨ A shop?
✨ A home office?
✨ A backyard for kids and grandbabies?

For me… I think it would have to be a big porch with coffee in hand and room to watch the sunset. ❤️

There’s just something special about helping first-time home buyers step into a new chapter of life together. Today was closing day for the sweetest couple, Conner Stump and Natalie Varney, and this one was extra special from start to finish.

This was actually my very first first-time buyer situation where we were up against multiple offers… and WE WON. Watching everything fall into place for these two has been such a blessing.

Conner and Natalie are getting married in March, and now they already have a precious little place to call home as they begin building their life together. They have big plans to make it their own — redoing the kitchen, repainting, and adding their personal touch throughout the home — and I already know it’s going to turn out absolutely beautiful.

Moments like this are exactly why I love real estate. It’s never just about houses. It’s about people, new beginnings, dreams, and walking alongside families through some of the biggest moments of their lives. Seeing smiles at the closing table and knowing everyone walks away happy makes all the long days worth it.

I cannot wait to watch this next season unfold for these two. I already know their home is going to be filled with so much love and laughter, and I can’t wait to see the beautiful wedding pictures in March.

Good Monday morning friends 💙

You know, one thing I’ve learned over the past year is this… sometimes God doesn’t give us the entire roadmap. Sometimes He just gives us the next step and asks us to trust Him enough to take it anyway.

There are so many people right now that are scared to start. Scared to buy the house. Scared to make the move. Scared to chase the dream God placed on their heart. Scared because they don’t have every answer lined up perfectly.

But the truth is… none of us ever have it all figured out.

If I’m honest, when I stepped into real estate, I didn’t have every detail mapped out. It wasn’t some lifelong plan. Life shifted, doors changed, and God opened a path I never expected. I just took the next step in front of me. One step led to another… and here I am today helping families through some of the biggest moments of their lives.

Faith often looks like moving before you feel fully ready.

It’s trusting God in the unknown.
It’s walking forward while your knees shake a little.
It’s believing that obedience matters more than having perfect certainty.

Whether it’s buying your first home, changing careers, healing from something hard, or simply starting over… you do not have to have your whole life figured out to take the next step.

Sometimes the next step is where God meets you.

Real estate runs on coffee, prayer… and apparently donuts. 😂

Between contracts, showings, phone calls, inspections, and closing dates, sometimes a little sugar and caffeine are what keep us going. But truthfully, helping families find HOME is the sweetest part of it all. ❤️🏡

So today I’m celebrating with coffee in one hand, a donut in the other, and probably a contract somewhere close by.

“Your house may feel lived in… but buyers need to SEE themselves there.”

One of the biggest things sellers can do before listing their home is declutter. Buyers aren’t just looking at your house… they’re trying to picture their life in it.

✨ Clean counters help kitchens and bathrooms feel bigger.
✨ Less furniture opens up the space and improves flow.
✨ Natural light makes rooms feel warm and inviting.
✨ Removing personal clutter helps buyers mentally move in before they ever make an offer.

You don’t have to make your home look empty… just give buyers room to imagine themselves there.

A little effort before listing can make a BIG difference in how quickly your home sells — and sometimes even the offers you receive.

There’s just something about summertime in Southeast Texas that feels like home… and for me, baseball season is the start of it all. ⚾️❤️

Long evenings at the ballpark…
The sound of kids laughing in the dugout…
Dirt on cleats…
Snacks from the concession stand…
And sitting in those bleachers cheering on our boys while the sun starts setting over the field.

Honestly, some of my favorite memories have been made at baseball parks across SETX. It’s not really just about the game — it’s the families, the friendships, the community, and those little moments you know you’ll remember years from now.

Between baseball games, back road drives, coffee stops, snow cones, and watching the horses from my back porch… summertime around here just hits different. ☀️

As a local Realtor with RE/MAX ONE and the Crystal Myers Team, one of my favorite things is getting to do life right here in Southeast Texas with all of you.
