Welcome to this week’s Hamptons Market Update.

The past few weeks of summer have been fairly consistent for the Hamptons real estate market. The largest change this week was the number of New Listings, dipping by 4 from 36 last week to 32 this week. Closed Sales increased by 1 to 18, and the number of In Contract listings declined by 1 to 24. Even the number of Price Changes only varied by 1, with 46 this week compared to 45 last week. Will this stability continue throughout the rest of the summer? Stay tuned and find out.

Welcome to this week’s Hamptons Market Update.

It was not only the beaches and roads that were busy this week. The Hamptons real estate market experienced a refreshing increase in the number of properties coming to market. There were 36 New Listings this week – 8 more than last week and the highest number is 7 weeks. Closed Sales increased by 7 this week to 22. There were 26 In Contract listings this week, the same as last week. Price Changes remain strong – the 58 price changes this week, while 5 fewer than last week, is the second highest number this year.

Welcome to this week’s Hamptons Market Update.

Sellers in the Hamptons are continuing to adjust to the current market conditions by adjusting their list prices. There were 63 Price Changes this week – the highest weekly number in nearly two years. After dipping to a three-month low of 19 last week, the number of New Listings increased by 9 to 28. Closed Sales declined by 1, from 16 last week to 15 this week. The number of In Contract listings also declined, from 29 last week to 26 this week. With the inventory of available properties remaining largely stable, the increase in price changes will hopefully encourage more buyers to enter the market.

Typically, a major holiday means less activity in the real estate market, but this was a refreshingly robust week in the Hamptons. After dropping to a low of 6 last week, the number of In Contract listings jumped to 29 this week - the highest in seven weeks. There were 19 New Listings this week, 3 fewer than last week. After peaking at 36 last week, the number of Closed Sales dropped to 16 - not surprising as many offices were closed for at least one day this week. The 37 Price Changes this week indicate that sellers are serious. Hopefully, we’ll see the number of listings going into contract continue to respond in the coming weeks.

This week, it was a tale of highs and lows in the Hamptons real estate market. After increasing by 8 last week, the number of New Listings declined by 10 this week to 22. The number of In Contract listings also fell, dropping from 19 last week to only 6 this week - the lowest weekly number this year. On the plus side, Closed Sales increased by 20 this week to 36 - the highest weekly number this year. The number of Price Changes rose by 5 to 44 this week, bringing the total number of Price Changes in June to 248, or 18.6% of current inventory. Will buyers respond? Only time will tell.
