📊 April Real Estate Recap | Bridgeport, WV

Spring is in full swing and the Bridgeport market is giving us a lot to talk about. More homes are available, buyers have options, and the data is telling an interesting story heading into the warmer months.

20 active listings are currently available, 13 homes sold in April with an average sale price of $327,601 and an average of 71 days on market.

Compared to March, when 15 homes sold at an average of $341,799 in 63 days, homes are taking a bit longer to find their buyer and prices have adjusted slightly.

For Sellers 🏡
The market still has activity but it rewards preparation. Homes that are priced well and show beautifully are closing. The ones that are not are sitting. Strategy and presentation are everything right now.

For Buyers 🔑
You have more breathing room than you did a few months ago. More inventory, more time to decide, and more opportunity to negotiate. If you have been waiting for the right moment to make a move, this market deserves a closer look.

Bridgeport Market Update | August 2025 🏡

✅ Sales slowed a bit – 14 homes sold in August compared to 16 in July.
✅ Homes are taking longer to sell – averaging 62 days on market in August, up from 43 days in July.
✅ Prices are climbing – the average list price jumped to $393,087 (from $345,185), and the average sold price is up to $366,928 (from $342,760).

🔎 What does this mean?
• Sellers: Homes are still selling, and prices are strong, but buyers are being more selective. Overpricing could leave your home sitting longer, so strategic pricing is key.
• Buyers: With homes staying on the market longer, you have more time and room to negotiate — but prices are trending upward, so waiting could cost more later.

Overall, Bridgeport’s market is showing signs of shifting — fewer sales and longer market times, but higher prices. It’s a market where having the right strategy makes all the difference.
