📊 Real Estate Term of the Day: Absorption Rate

Ever wonder how we know if it’s a buyer’s or seller’s market? One of my favorite tools to measure market trends is something called the Absorption Rate.

🧮 What is it?
Absorption Rate tells us how quickly homes are selling in a specific market. It’s calculated by dividing the number of homes sold in a given period by the number of homes currently available. In simpler terms—it shows how fast the inventory is being "absorbed" by buyers.

Using this data helps me strategically price homes based on current demand and competition, not just guesswork.
