Congrats Kristin! The end of an era for sure!

It was a bitter-sweet day yesterday. We sold our investment property in Rhode Island.
As much as I wanted to keep it, with the distance, it just made sense to sell right now. Got a fantastic return for just having it for a little over 2 years. Yeah! That's what it's all about, it's it? 😉
So happy for Lauren and her roommates, they had two great years in that home which allowed them to save money instead of paying higher rents for a smaller apartment.
I think I can speak for the 4 of them as well, We will all miss you 144 Rutherglen Ave!

Don’t be a lazy seller! While you can certainly still sell homes “as is” here in the South Shore, if you put in a little effort and time before listing, it will go a long way to selling your property for top dollar and as quickly as possible. Here are 3 tips on how to prep your home to sell with those goals in mind:

1. Declutter - get a dumpster from Thompson Waste Removal/DiscountDumpsters.net and throw away extra stuff in your house. If you have things you will need in your new home, consider getting a storage unit. Your home should be free of personal photos and have clear countertops, tables, and dressers. Closets should be tidy and simplified.

2. If you have painted your house in the last 3 years, touch it up. If it's been longer than that and is looking a bit rough, consider freshly painting your whole house with a neutral color. Call Shelly at Littlefield Painting for a quote.

3. Clean your house. Yes, this needs to be said. Besides the obvious floors, bathrooms, and kitchen, it’s important to do a deep clean of heating ducts, blinds, ceiling fans, light fixtures, and exterior windows. If you don’t want to do it yourself, hire Gislaine and her crew at Mayflower Maids DBA W&G Best Cleaning to come clean it.

BONUS: Curb appeal matters! Fix up the exterior of your home with some fresh mulch, switch out any broken bricks, and trim trees and bushes. And if your home doesn’t have any curb appeal, get some! Call Brett at South Shore Lawn Care and he can help you out if you don’t want to do it yourself!

🌟 Attention future sellers! When weighing offers for your home, the highest bid isn't always the best choice. A lucrative offer might be tempting, but it's essential to consider all aspects of the deal. Ask yourself these crucial questions:

- Is the buyer asking you to cover closing costs or offer seller credits?
- Are there any contingencies, like the buyer needing to sell their current home first?
- Is there an offer that’s lower but in cash, skipping the loan process?
- Does the offer come with a lengthy closing timeline?
- Is a pre-approval letter attached, showing the buyer's serious intent?

These elements affect how smoothly and quickly you can close your sale. The ideal offer isn't just about price; it's about finding the right balance that meets your needs. If you’re planning to sell this year, keep this checklist handy. Your future self will thank you!

Have you ever thought about buying an investment property?

Investing in real estate is one of the best ways to build generational wealth, but as with most major investments, getting started can certainly be daunting in the beginning.

Before you purchase your first investment property, here are a few things to consider.

1) Financial situation. Are you financially stable and can you afford the upfront costs involved in an investment property?
2) Investment goals. Have you discussed your plans with a financial advisor? As with any investment, investing in real estate does carry some risk.
3) Time commitment. Do you have the time to manage your property? Being a landlord can be a time-consuming job so be sure you can dedicate the time to managing your property (or can hire someone who will).
4) Pre-approval. As with any property purchase, you'll need to go through the pre-qualification and pre-approval process with a reputable lender.
5) Real estate market trends. We can sit down and help you understand the landscape.

If you're thinking about purchasing your first investment property, drop a message any time and talk through some options!

Have you heard the news? “Granny pods” are well on their way to becoming a common sight.

Massachusetts is one of the latest states to now allow Accessory Dwelling Units (ADUs), often called "granny pods" or in-law apartments, to be built in all single-family zones by right, with some limitations. This change is set to transform the way we think about home and family.

Over the years, I’ve had countless conversations with clients, friends, and family about their dream of combining households—of creating a space where loved ones could live close by, yet independently. The idea of a granny pod was always there, but not achievable.

This change isn’t just a victory for families looking to stay close. It’s also a game-changer for the real estate market. Imagine this: homeowners choosing to sell their current houses and move into these newly built in-law suites on family properties. Suddenly, homes that weren’t on the market before are available, providing fresh opportunities in a market that desperately needs them.

If you’re thinking about buying real estate in Massachusetts, now is an exciting time. Whether you’re looking for a new home or considering how these changes could create opportunities for you, it’s time to explore the potential of these new laws.

The future of Massachusetts real estate is evolving, and it’s filled with chances to create the home and life you’ve always envisioned. Let’s start the journey together.

Thinking of buying? There are a few things I want you to know about working with a real estate agent as a buyer.

1️⃣ Throughout the entire process, we will guide you every step of the way. Once you have a pre-approval letter from a qualified lender, we will begin your search with an in-person or virtual consultation to identify your wants and needs in a home, and then I'll set up a custom home search to help find you the perfect property.

2️⃣ Once we find that home, we'll work together to submit an offer most likely to be accepted by the seller. I will act in your best interest throughout the negotiation process, which is especially important should we find ourselves in a multiple offer situation.

3️⃣ If your offer is accepted (🤞🏻), then we will get a home inspection. I have trusted vendors to help give you peace of mind and make your home buying process as stress-free as possible.

4️⃣ IDid I mention champagne at closing!? 🥂 DM me if you'd like to get the process started!
