Market check for Livingston County:

Inventory is still extremely tight. We’re sitting around 1.5 months of supply, which is nowhere near a balanced market.

At the same time, buyer activity slowed down a bit to start the year ...my opinion is because of rate hesitation.

But here’s the interesting part:
Homes that are priced correctly are actually selling faster than last year, and sellers are still getting about 99% of their asking price.

So what does that mean?

Buyers are more selective. Sellers have to price right.
And the homes that check all of the boxes...especially newer construction or well-maintained properties are still moving.

Between school drop-offs, job site walks, and late-night emails, it’s been a busy first quarter over here!

A handful of new construction homes moving forward, some great existing home sales, and one deal I’m especially proud of — closing my largest industrial sale to date! 💪

Real estate looks different every day. Some days it’s walking land with a family planning their next chapter. Other days it’s sitting across the table working through a big commercial deal. But the goal is always the same: help good people make smart moves.

• Inventory’s still tight, but up slightly from this time last year
• Prices in Brighton/South Lyon/Howell are steadily increasing - certainly not decreasing
• Most homes are selling close to list price
• Mortgage rates are hovering near 6–6.5%
• Well-staged, well-priced homes are still moving fast
• New builds = smart move when resale options are slim

Bottom line: if you're waiting for prices to drop or inventory to flood in...you might be waiting a while.

The biggest mistakes I see buyers make is when they start looking at homes before figuring out what actually works for their life.

They get distracted by trendy finishes instead of flow and function. They think a resale is their only option — when a custom build might cost less than they think. They try to do it all on their own… then call me when things get messy.
