Hi GHT fam!

Brad and I wanted to let you know of a few changes that have/will be taking place on our end! A few months ago, Brad was given a job opportunity he couldn't pass up and is now working for a great company that still allows him to use all of his real estate knowledge and do what he has always been great at which is problem-solving and putting together all the moving pieces that it takes to find someone the perfect home! The biggest change for all of us is that he is in office from 8-5 and gone from about 7a-6p! Talk about a shock to the system๐Ÿ˜‰His real estate license is still active, we'll still be working together with all of our clients, but I'm taking the lead on a lot of the day-to-day parts of our job.

It's very important to us that we maintain a high level of service and make sure all of our people are always taken care of properly. To help during our transition, we're aligning with and joining MI Roots Real Estate Group. A full circle moment as Brad left that team three years ago so we could build GHT together. I couldn't ask for a better group of people to be surrounded with than those who are a part of MI Roots. The team gives me the support and resources I need while juggling three kiddos and the boys (cause they are always a part of the chaos, right?!) and just life in general. And it brings me back to my roots (ha!) of having a team of people that I get to work with everyday! As much as Brad and I enjoyed spending every minute of every day together (most of the time!), I am very much looking forward to the community that comes along with being on a real estate team.

All of that being said, from a client aspect, not a whole will change! The team gives us a ton of resources to help keep our transactions running smoothly and access to a great group of experienced real estate professionals to bounce ideas and strategies off of. I will be your main point of contact for any questions, showings, buyer and/or listing consults. Over the coming days, if we have your email, you will see a welcome message from MI Roots Group. You will also get a monthly newsletter with important market updates, invites to client appreciation events (keep an eye out for an invitation to a movie day in May!) and plenty of other fun things throughout the year!

Market Update ๐Ÿ“Š

Seasonal trends are still in full effect with inventory peaking in late summer. Key difference: available inventory is down over 20% from the 2022 summer market and over 50% from pre-covid market norms.

Rapidly decreasing inventory has continued to prop up home prices as buyers battle over the few options available. At the same time, mortgage interest rates hit a 20-year high in Q3 which has drastically reduced buying power and made these increasingly expensive homes less and less affordable.

Has this historically low level of inventory and affordability finally reached a powder keg moment? The next few months will be key indicators of where we're headed from here. Stay tuned!

We do our best to make sure that things go as "according to plan" as possible. At our first meeting with the sellers of this home, we discussed the current state of the market, pricing strategy, mapped out the timeline, and set a reasonable expectation for how things would go. They handed us the keys, moved their family to South Carolina, and trusted us to get the job done for them.

We delivered the results they were looking for within the projected timeline and most importantly, kept things as stress-free and easy on the sellers as possible while they adjusted to their new life down south. While things don't always go exactly to plan, we do our best to set reasonable expectations and leverage our expertise to make sure those expectations are not just met but exceeded.

Best of all, these first-time sellers were referred to us by one of our previous first-time buyers and they plan to refer us to their friends and family in the future. Earning that level of trust means a ton to us.

One of the most important parts of our job is logistics/problem-solving and being able to put the puzzle pieces together to make it all work out. The sellers of this awesome home were in the middle of 3 real estate transactions at the same time. Even after a few challenging bumps in the road, we were able to coordinate with the other parties involved to get them on their way to Florida just in time to move into their new home. We're thankful as always for the opportunity to help people through such a huge life event. On to the next!
