My youngest grandson had his first band concert last night in California. He's nine years old, he picked the trombone, and I watched the whole thing on my phone from Commerce City, Colorado.

He's always been a California kid, so those trips were always intentional, always planned. The ones I could sneak in on a work trip were the Illinois crew, back when most of them were still there and I had a corporate expense account and a territory that conveniently included St. Louis.

Those were good years for grandmother mileage.

That group has since scattered to South Carolina and Missouri, and now every visit to anyone involves hotels, rental cars, and a calendar that never quite cooperates.

Nine grandchildren across four states, three great-grandchildren who are still small enough to not fully understand why great-grandma (GG) isn't just down the street, and every single one of them said some version of "Grandma, no" when I made my case for Colorado.

So I do what grandmothers do.

I watch the videos. I save every one of them. And we work hard enough that grandpa and I can still get on a plane when we can, or fly them out here for a few days of Colorado spoiling. That little boy playing that trombone with everything he had, completely unaware how far away I was, is exactly why.

That fuschia wall you love? I'm bringing my painter. 🎨

I say that with complete respect, because staging a home for sale isn't about your taste. It's about creating a space where a buyer can picture their taste. Warm. Neutral. Modern enough to feel fresh, personal enough to feel like home. Your decor, your family photos, your bold color choices — those are yours. For the sale, we create a canvas.

Here's the truth about staging that most sellers don't hear until they're already on the market: in a Denver Metro where buyers have more choices than they've had in years and days on market are stretching out, your home's first impression may be the only one you get. Staged homes sell for an average of 6 to 10% more than unstaged homes. That's not a small number. That's money left on the table when you skip it.

And virtual staging? I had a buyer at one of my recent webinars say exactly what I hear all the time: she showed up to a home that looked beautiful online and walked into an empty shell. The "feel" from the photos was gone. Virtual staging is better than nothing, but it sets a buyer up for disappointment the moment they walk through the door.

Here's what real staging looks like. If you're living in the home: remove half the furniture, pack away personal items and clothing (great head start on your move), and let the rooms breathe. If the home is empty or close to it: carefully selected pieces that fit the space without overpowering it make all the difference between cold and inviting. Either way, deep clean everything including baseboards, regrout where needed, replace dated handles and faucets. Fix that sticky door latch and the loose cabinet hinge before the inspection flags them. Small things. Big trust signals. When a buyer feels a home was cared for, they trust the price.

I walk every seller through their specific options before we list, so you're making educated choices, not guesses. It's almost always the sellers who invest a little time and attention upfront who see it reflected in the interest, the offers, and what they walk away with.

Don't leave money on the table.

Weekend plans, Brighton? 👋
Here's what's happening around town this Saturday and Sunday:

Brighton Farmers Market is back every Saturday through October — and this weekend is a great one to go if you haven't made it yet this season. Fresh produce, local vendors, baked goods, and flowers, right in the heart of downtown at the Municipal Parking Lot, 200 N. First Street. Doors open at 8am, runs until 1pm. Bring cash and a bag.

Sunday is car show day. The Brighton Elks Lodge #1586 hosts their Annual Car Show starting at 9am. Always a great turnout of classic rides and local community energy. Head to the lodge and see what rolls in.

Early risers: Brighton Car Church meets every Sunday at 7am at 64 W. Bromley Lane. Coffee, cars, and good people before the rest of the day gets going.

Memorial Day means more than a long weekend, it’s about honoring true sacrifice.

In the greater Denver area, Memorial Day stands as a time to remember and reflect on those who lost their lives serving in the armed forces. The day’s origins trace back to local traditions of decorating the graves of fallen soldiers, a practice that’s still seen today at places like Fort Logan National Cemetery, where flags and flowers are placed in quiet tribute.

This is not a day for celebration or slogans, but for gratitude and sincere recognition of the cost paid by service members and their families. For many, joining in a local ceremony or simply pausing to remember can be a meaningful act that connects us to our community’s history and to the values of service and remembrance.

Y'all. I have been doing my homework on the best easy Colorado walks to get in before summer hits and the trails turn into rush hour — and I am here to report that the Frisco Bay trail around Dillon Reservoir might be my new favorite thing.

(Ok, that's not entirely true DILLON RESEVOIR IS ONE OF MY FAVORITES!!! you can go almost any time...and it has NOTHING to do with our abolute favorite BLUE MOON BAKERY for breakfast and 2-3 desserts EACH...the peanut butter choco fudge brownie is worth...well...IYKYK)

Paved, flat, stunning water views, and enough mountain still hanging onto snow to make you feel like you earned something just by showing up.

I've also been eyeing the Lake Estes trail in Estes Park again. Smooth path, lake on one side, elk on the other if you go early enough. No excuses needed... just good shoes and a coffee in hand. That one is genuinely doable for anyone, any age. (Ask me how I know. 😄)

Summer means those trails get busier so get out there now while you can still spread out and actually breathe it in.
Colorado just does something to your soul this time of year. I hope you get outside this week, even if it's just for 20 minutes. It counts. ☀️
