Current inflationary pressures see interest rates on the rise. With talk by the Feds of another .5% interest rate bump at some point this year, mortgage payments are only going to keep increasing.

That said, now is an excellent time to buy a home, even if it is for investment purposes (as rental rates are similarly increasing). My professional opinion? Beat the appreciation and inflation curve, lock that rate in and look to buy sooner rather than later. Things are only going to get more expensive!
