Sometimes the strongest move in a negotiation is taking your offer off the table.
My buyer found a house she really wanted and put her best foot forward.
Over asking. Great terms. Strong offer.
The sellers wanted to wait and see if more offers came in.
Fair enough.
But we're not going to leave my buyer's offer sitting there to be used as bait to create competition.
So we pulled it.
We may write again. But it may be for less.
The first offer came with a premium for certainty. If the seller chooses to wait for something better, that's their choice — but it changes the negotiation.
I love this part of real estate — the strategy.
Knowing when to push, when to wait, and when to take your leverage back.
Strong representation doesn't have to be loud. It just has to protect the client.
