Your home has been listed—but the offers aren’t coming. Is the market entirely responsible?

Sometimes the market is part of the answer. But buyers are also responding to the home’s location, condition, presentation, and position among competing properties.

A price reduction should not be an automatic reaction. First, review the showing activity, buyer feedback, competing listings, recent sales, and how the property is being presented.

If your home is not receiving the response you expected, it may be time for a more intentional conversation.

🏡 REAL ESTATE MYTH vs. FACT

One of the biggest misconceptions I hear is, “Will the house pass the home inspection?”

The truth is, a buyer’s home inspection doesn’t have a pass or fail result. It’s an opportunity to better understand the home’s condition and, when appropriate, negotiate repairs, credits, or other terms under the inspection contingency in the purchase agreement.

That’s different from an FHA or VA loan appraisal, which may require certain property conditions to be met before the loan can close.

The more you understand the process, the more confident you’ll feel when buying or selling a home.
