🌟 Employee Spotlight: Anastasia “Stasia” Nichols 🌟

Anastasia “Stasia” Nichols has been a dedicated member of the Heritage Title & Escrow team since 2023. Before joining our office, Stasia served in the National Guard as a 92F Petroleum Specialist, holding the rank of E4. She supported multiple state active‑duty missions and even traveled to California to assist soldiers preparing for deployment. During her time at AIT, she served as Class President, leading her peers while maintaining the highest academic score in her class, a true testament to her discipline, leadership, and drive.

Today, Stasia brings that same level of excellence to her role as an Escrow Officer, where she manages your file from start to finish with precision and care. She is known for her strong communication, her ability to navigate complex transactions, and her commitment to ensuring every closing is handled smoothly and professionally. Her clients appreciate her reliability, her attention to detail, and her calm, solutions‑focused approach.

Stasia’s blend of military leadership, technical skill, and escrow expertise makes her an invaluable part of our team — someone who consistently goes above and beyond to deliver a seamless closing experience.

🌟 Employee Spotlight: Rylan Badgwell 🌟

This month we’re proud to spotlight Rylan Badgwell, one of our outstanding title clerks. Rylan is a high‑school senior who will graduate with her Associate’s Degree at the same time she receives her diploma. She also holds her CNA license and works PRN at our local nursing home, a true testament to her work ethic and heart for service.

Rylan’s kindness, integrity, and wisdom beyond her years make her an asset not only to Heritage Title, but to our community. She volunteers often and is always willing to lend a hand wherever she’s needed.

At Heritage Title, Rylan ensures recordings are completed, orders final title reports, and prepares files for issuance of the title insurance policy. She also steps in as receptionist when needed, greeting everyone with her signature kindness and eagerness to help.

We’re grateful to have her on our team.

⚠️ Dividing Land? Read This First.

A lot of city land splits require formal approval, usually through the city’s planning department, to make sure the new tracts meet zoning, access, and utility rules.

Many county land splits also have requirements, such as minimum acreage, road access, floodplain compliance, and surveyed legal descriptions.

Bottom line: Land can’t always be divided by simply writing a new legal description. Always check city or county rules first to ensure the split is lawful and insurable. Reach out anytime for more information or where to begin in this process!
