Mortgage rates near 6% are drawing buyers back, with January offering an extra perk. Buyers of a 1,500-square-foot home could save about $23,000 compared with a May purchase, according to LendingTree.

Real estate agent Matt van Winkle of Compass says December and January often deliver the best prices, as motivated sellers and lighter competition give buyers an edge.

Average interest rate on a 30-year fixed rate mortgage according to Bankrate: 6.01%

May 2022 market stats:
Median list price: $245,000
Median sale price: $250,000
Median days on market to sale: 4.0
Months supply of inventory: 1.07 (normal is 4-6)

The market is cooling. Higher interest rates are reducing the number of potential buyers. Prices are beginning to stabilize. Less competition among buyers means it’s easier (fewer offers) to buy a house now than it was during the 2020-2021 frenzy. Inventory is still very low, keeping prices higher, but more homes are coming on the market in recent weeks.

It’s still a good time to buy as mortgage rates may continue rise. If rates drop in a few years, you can re-finance.
