The numbers don't lie... Tulsa buyers are still showing up. 🏡👀

I was digging through the latest Tulsa MLS market report and found some interesting trends.

📈 Pending sales are up nearly 15%
📈 Average sold prices are up 5.6%
📉 Inventory is down
🏡 Over 1,000 homes went under contract in May

What does that tell me?

Despite what you may hear in the news, buyers are still buying, sellers are still selling, and home values continue to show strength in our market.

Yes, homes are taking slightly longer to sell than they did last year, but we're talking about roughly a day and a half difference. That's not a slowdown. That's a more balanced market.

The biggest takeaway?

Buyers are active.
Inventory remains limited.
And well-priced homes are still moving.

This is why I love looking at the data. It tells the real story.

💛 Motivational Monday 💛

Lately, I've had several friends going through things that I can't even begin to imagine. Watching people I care about face difficult diagnoses, heartbreaking losses, family struggles, and unexpected challenges has been a reminder that we never truly know what someone else is carrying.

It has also reminded me not to take a single day for granted.

The alarm clock you wanted to snooze this morning is a gift. The people you love are a gift. The ordinary moments that seem routine today may be the moments you miss someday.

If you're walking through a difficult season right now, know that my thoughts and prayers are with you. Keep going. Take it one day, one hour, or even one minute at a time if that's what it takes.

And for the rest of us, let's remember to be a little kinder, a little more patient, and a little more grateful. Life can change in an instant, and none of us are promised tomorrow.

Today, hug your people a little tighter. Say the words. Make the phone call. Watch the sunset. Take the trip. Laugh a little longer.

Don't wait for a reason to appreciate today.

🌳 Did you know trees may be better neighbors than some people? 😄

Scientists have discovered that trees communicate through underground fungal networks nicknamed the "Wood Wide Web."

Trees can warn each other about insect attacks, share nutrients with struggling trees, and even help young seedlings survive. Some large trees, called "Mother Trees," actually support smaller trees growing nearby.

So the next time you walk through a forest, remember... those trees might be talking about you. 👀🌳😂

✨ Thankful Thursday Shoutout ✨

Today my Thankful Thursday is dedicated to James and Karen. 💛

You know those clients that come into your life and you just know they’re going to be friends forever? These are those people.

I sold James and Karen a home years ago, then helped them sell that home when they moved out of state. And now, life has brought them back to Oklahoma, where I recently had the pleasure of helping them find a home again. There is just something so special about clients who keep coming back and trusting you through different seasons of their lives.

It has always been so nice hearing from them over the years, and now that we're working together again, it has reminded me just how much I enjoy being around them. James absolutely cracks me up whenever we talk on the phone... that is, if he answers it. 😂 And Karen is one of the sweetest, most easygoing people you'll ever meet. She is such a wonderful mom, and I've loved watching their little peanut grow from a tiny little thing into a beautiful young girl.

These are the kinds of clients that make me love what I do. The ones who start out as clients and become friends. The ones you genuinely care about long after the closing table.

I'm so thankful for James and Karen and for the friendship we've built over the years. Even though they're in the Oklahoma City area now, I hope we continue to stay in touch and keep up with each other's lives because I truly consider them friends.

💡 Wisdom Wednesday...

The market is speaking loud and clear... are sellers listening? 👀

Here's a snapshot from our MLS this week:

🏡 83 New Listings
⏳ 87 Pending
✔ 90 Closed
⬇ 117 Price Decreases
⬆ 4 Price Increases

So what does that tell us?

Homes are still selling.

In fact, we had more homes close than new listings hit the market this week. That's good news.

But the number that really caught my attention was the 117 price reductions.

To me, that says buyers are being selective. They're watching value, comparing options, and making sellers earn their attention.

The lesson?

👉 Pricing matters.
👉 Preparation matters.
👉 Strategy matters.

The homes that are priced correctly and marketed well are still moving.

The homes that miss the mark are often making price adjustments later.

This isn't a bad market. It's a smarter market.
