🏡 Mid-October tip: Before the first hard freeze, disconnect every garden hose and drain your outdoor spigots. A hose left connected traps water in the pipe — when it freezes, the pipe can burst *inside* your wall, and you won't know until the thaw. It's one of the most common freeze-damage finds I see on inspections. If your spigot isn't a frost-free model, add an insulated cover — a few dollars at any hardware store. Five minutes now beats a plumber's bill in January. 🏠

😅 Found this in an attic today... and no, that's not a modern art installation.

This ductwork is doing its best impression of a jigsaw puzzle with missing pieces. When ducts aren't properly connected, you're basically paying to heat and cool your attic — and the critters up there are living in luxury.

This is exactly why home inspections matter. What you can't see CAN hurt your wallet. A trained eye in the attic today saves you from sweating (literally) tomorrow.

🍂 Fall tip: Don't wait for the first cold snap to find out your heating system isn't ready. Schedule your furnace tune-up now, before HVAC technicians get booked solid. While you're at it, swap in a fresh furnace filter — a clogged filter makes your system work harder, raises energy bills, and shortens its life. Then test every smoke and carbon monoxide detector (press the test button), and remember: if any detector is more than 10 years old, it needs replacing, not just a new battery. A little prep now means a warm, safe winter. 🏠

🏠 “You’re too picky.”

Honestly… when it comes to a home inspection, we’ll gladly take that as a compliment. 😉

We had a client who specifically chose our company for their home inspection. Their real estate agent wasn’t thrilled with that decision because, in her words, “we are too picky.”

And you know what? We are. And we’re proud of it.

A home inspection isn’t about making a house look bad, scaring buyers, or creating unnecessary problems. It’s about finding the issues that may matter before someone makes one of the biggest financial investments of their life.

We take our job seriously because we know what’s at stake.

🔎 We document what we find.
🔎 We point out things that may be overlooked.
🔎 We don’t skip over an issue just because it might make a transaction more difficult.
