Buying a home in Westchester isn’t just about walking through the front door and deciding whether you love the kitchen. It’s about having someone in your corner who’s been through enough transactions here to know what to look for, what questions to ask, and when something deserves a closer look.

Southern Westchester communities that saw some of the strongest price growth over the past year.

If you’ve been following the Westchester real estate market, you’ve probably felt it—but here’s where the numbers have actually been moving.

Based on year-over-year changes in median sale price:

• Pelham – up 5.2%
• Harrison – up 28.4%
• Eastchester – up 9%
• New Rochelle – up 11.4%
• Mamaroneck - up 5.3%

One thing I always remind my clients: year-over-year percentages don’t tell the whole story, especially in our smaller Westchester communities where a handful of higher-priced sales can move the median significantly.
But the bigger trend is clear.

Limited inventory, easy access to Metro-North, proximity to NYC and continued demand for homes in established Westchester communities are keeping many of our local markets incredibly competitive.

If you’re researching home values in Southern Westchester, comparing towns, or wondering what your home might be worth in today’s market, this is the kind of data I watch closely—but I always take it one step further and look at what’s happening street by street and house by house.

Real estate growth isn’t about guessing. It’s about understanding the numbers and the story behind them.
