Just recently I had a conversation with a client about this very subject ——— I’ll go out on the limb here and say that the most appreciation (value) gained in the last 2 years has been seen in Brooklyn townhouse prices. What once was $4/5M for an amazing 25’ footer on the very best block in Brooklyn’s A+ neighborhoods is now $6-7M and only 20” wide + “mint” condition…… yes, the width (size), the orientation on the street, south facing gardens, current configuration — all these things matter.

West Village new townhouse listing at 81 Jane for $6.795M [repped by Paul Gavriani of Engel & Volkers] proves just this - quintessential West Village with its cobble stone street and all it’s original details which everyone loves; from wide plank pine floors to several (6) decorative marble mantels — it’s oooo so lovely. With over 4,500sf this townhouse is quite the stunner.

Though we’re seeing and hearing about off-market deals happening in Cobble Hill, Boerum Hill and Fort Greene around and above these numbers for essentially a similar product. [Brooklyn Heights has jumped to another level — $10M+].
