Renovated single families are flooding the market lately, and I get the appeal — cheaper, no tenants, no “dead mouse in the sink” emergencies. But let’s talk about an opportunity you might be leaving on the table.
Truth is, the 2-family isn’t actually $700K more expensive to live in. Back out the rent from the downstairs unit and your monthly nut is nearly identical to the single. Same payment, except now your tenant is helping you pay off more house.
I’m not saying everyone needs to become a landlord (it’s not always glamorous I could tell you a story or two) — but if you’re open to it, “bigger multi vs. smaller single” rarely stays as scary once you run the numbers and often the housing inventory is a lot nicer.
