Residence 5J at 51 Jay Street is now closed.

The building itself tells a story — a former “Daylight Factory,” designed around light, volume, and industrial character. It’s one of those places that feels different the moment you walk in.

It’s also a building that requires a bit more nuance — understanding the history, the financing landscape, and how to position a home thoughtfully.

This was one of those deals where everything aligned — the right buyer, the right expectations, and a clear strategy from the start.

**Now Available!** 828 Union Street, Park Slope. Built 1884 by a developer named William Flanagan, advertised in the Brooklyn Daily Eagle as having the “best and most approved style.”

Fast forward 140 years: the tile is still in the vestibule. The carved oak mantel is still in the parlor. The pier mirror is still on the wall, still catching the same light. Even the updated kitchen still features the original stove. One of nine "V front" Neo-Grec brownstones built on this block, 828 Union has spent the better part of a century and a half holding its ground in the Park Slope Historic District.

It's a small reminder that the best architecture quietly outlasts everything else. Reach out if you'd like to take an in-person look

This amazing townhome in Park Slope is a literal treasure trove of architectural detail. You can really feel the history of New York come alive in these walls! I’ll show you a sneak peak of the first floor - if you’d like videos of the other levels, just let me know :)

Just Listed in NoMad

There’s a certain ease to this part of the city right now — NoMad has quietly become one of Manhattan’s most vibrant neighborhoods, with great restaurants, cafés, and streets that feel a little more open, a lot more livable.

43–45 E 30th St, Apt 5C sits right in the middle of it.

And behind the scenes, this is a home that’s been thoughtfully prepared. The seller — a real estate industry veteran who has an eye for great property and understands what it takes to create a smooth, well-executed process from start to finish.

A home that feels good to walk into, and a process designed to feel just as seamless.

If you’d like to take a closer look, I’d be happy to show you.

In an ordinary world, my daughter with her rare disease and disabilities would never be able to experience flying down a slope of snow in skis. Well, on rare disease day, she got to do just that at Double H camp near Lake Lucerne. Well all cheered her on and got to go down the slope with her. Here’s to you, my sweet Halcyon!

Every so often, a listing comes full circle in a way that reminds me why I love this work.

Years ago, I helped match 177 9th St, Apt 5H with wonderful new owners. When life opened the next chapter for them, they reached back out and asked if I could guide the sale. We prepared quietly, thoughtfully — and before the home even hit the market, I was able to match them with the perfect buyer.

Full-price offer. No showings. No stress. Just a smooth transition from one great steward of the home to the next.

On a personal note: my boots-on-the-ground experience these past few weeks has been clear — buyers are stepping off the sidelines. The energy is shifting.

If you’ve been considering entering the market, this is a moment worth paying attention to.

01/27/2026

These past few weeks have felt like a turning point. Two very different properties went into contract, and the conversations I’m having sound different: buyers are finally moving, and sellers are pricing with intention.

It feels like the market is finding its footing again — and with purpose.

With three exposures, soaring ceilings, and oversized casement windows overlooking the award-winning courtyard, the home is filled with light and quiet. Just Sold on the Upper East Side ✨

215 E 81st St is officially closed! This duplex-style condo with two levels, 1.5 bathrooms, and two private terraces stood out as a rare find under $1M in the UES.

Behind the scenes, this was a true team effort. The seller lives abroad, so I helped project-manage a $50,000 renovation to make the home shine.

The result? A smooth transaction at a strong price in the face of steep competition. Multiple apartments in the building were already on the market when we listed, and still hadn't sold when we closed.

Congrats to my seller - and onto the next chapter!

Instead of a 10K, Halcyon’s school hosted a 10-foot marathon 🏁. For her and her classmates, each with their own physical challenges, those 10 feet mean everything.

When Halcyon was first diagnosed, doctors told us she would never walk. So to see her cross that finish line, smiling ear to ear, feels nothing short of miraculous.

Her joy reminds me to keep imagining what’s possible, to focus on the future we hope to create, and to celebrate the everyday miracles already right in front of us. 💛
