$31 MILLION IS A BIG NUMBER.

In May, NYC announced its largest-ever HPD penalty against the owners of two Bronx properties.

But the bigger story isn't just the number.

It's what the number tells us about where enforcement is heading.

More scrutiny.
More intervention.
More financial consequences for unresolved housing conditions.

NYC is changing the cost of being reactive.

What does that mean for building owners? Being able to identify an issue isn't enough.

📌 You need to know:

What's open.
What's overdue.
Who's responsible.
What's been corrected.
And what's actually closed.

That's the difference between managing compliance and simply reacting to it.

Things are changing in NYC. Are your building operations changing with them?

Let's talk. Share your thoughts in the comments. 👇

Let's test something new....Think iconic NYC newspaper-style graphic

NYC COMPLIANCE IS MOVING FASTER.

CAN YOUR BUILDING KEEP UP?

Then a second frame:

New requirements.
New deadlines.
New enforcement priorities.
New technology.

And sometimes the deadline changes after you've already built your process around it.

Then:

That's the part nobody talks about.

Compliance isn't just about knowing the rules.

It's about being able to adapt when the rules change.

And the final frame:

Has NYC compliance become harder to manage in the last 5 years? Tell us in the comments.

YES / NO / IT DEPENDS

I've been in NYC compliance long enough to remember when the biggest challenge was knowing what was due.

That's not the whole problem anymore.

👉Requirements change.

👉Processes change.

👉Enforcement changes.

👉Deadlines move.

And now technology is changing how information gets tracked and managed.

The real challenge isn't keeping up with one new requirement.

It's building a compliance operation that can keep changing with the city.

That's a very different problem.

So, I'm curious: Has NYC compliance actually become more complicated?

Or have we just been trying to manage a faster-moving system with tools and processes that weren't built for it?

👇 I'd like to hear what you're seeing.

Your team has questions. We bring the answers.

Michael recently sat down with one of our clients for a Jaffa Lunch & Learn, talking through the NYC compliance issues that matter most to their buildings.

No sales pitch. No generic presentation. Just practical information, real questions, and time with a team that lives and breathes NYC compliance.

Want us to bring a Lunch & Learn to your team?

Comment “LUNCH & LEARN” below and we'll send you the details.

Some buildings are properties. Some are part of New York.

We’re proud to welcome The Apollo Theater as a new Jaffa client.

For generations, the Apollo has been more than a theater. It’s been a stage for history, a cultural institution, and an unmistakable part of New York City.

We’re honored to play a role in helping protect and manage the compliance behind this iconic landmark as it enters its next chapter.

Welcome to Jaffa, Apollo.

We’re proud to be part of what comes next.

"Is everything on track?"

Four words that can send you searching through emails, spreadsheets, folders, and text messages trying to piece together an answer.

The problem isn't that the information doesn't exist.

It's that it's scattered.

Ask Jack brings it together so you can get the answer without the search.

Because when your boss asks what's on track, you shouldn't have to start investigating.

👇 How many places would you have to check to answer that question right now?

10 days.

If your building received an extension for its 2026 Local Law 97 compliance report, August 29 is the next date to have on your radar.

And this isn't a small compliance program.

In the first compliance year, approximately 93% of covered properties submitted their required reports.

The question now is simple: Do you know where your building stands?

Filed?
Extension?
Still working through it?

135 days sounds like a lot.

In compliance, it isn't. 👀

Local Law 151 is already in effect, and the first annual notice cycle begins in January 2027.

That gives owners and property managers time to understand what's required, identify which buildings are affected, and get the process in place before January arrives.

That's one of the biggest lessons I've learned in this industry:

✨ Being ahead of compliance isn't about knowing the deadline. It's about knowing what needs to happen before you get there.

Don't wait until January to start figuring it out.

Is Local Law 151 already on your team's radar?

👇 We're interested in hearing where everyone is in the process.
