Hi real estate buffs! I know it's been a while and the market has been challenging, to say the least, for both buyers and sellers right now. Interest rates going up with sale prices staying locked has created an impasse for many. Eventually, some sellers have to settle for prices well below their initial asking price or decide to take their properties off the market, hoping for better times in the future.

Due to the limited availability of properties for sale, home prices have remained relatively stable and, in some cases, have even continued to rise despite the significant increase in borrowing costs. The refrain among real estate agents and economists is that anyone who secured a mortgage rate of 3 percent or lower owns a valuable asset that they are loath to give up.

Buyers are resentful that the low-cost mortgages are gone. Sellers are reluctant to lower their prices from the peaks of the pandemic.

As a seller, what's your strategy when interest rates refuse to decrease? And as a buyer, what's your plan when interest rates remain high?

One alternative worth considering is acquiring a property with an assumable mortgage.

This new report is gut-wrenching.

“As prices settle, would-be buyers have more time to build savings, pay down debt, build their credit,” making them better positioned to buy, he said. “The environment will improve for first-time buyers. It is just that now is not a great time.”
