Amalgamated Warbasse Houses Inc. Self Managed - Self Goverened Amalgamated Warbasse Houses, Inc. There are five 24 story buildings with 2,585 apartment units and 1,215 leased parking spaces.

is a New York State Mitchell-lama housing cooperative located on 26.7 acres in Brooklyn, New York. In addition to residential units, each building has a laundry room and most have community rooms. There are also professional spaces throughout the buildings consisting of doctors, dentists, a credit union, a nursery school, a tax office and a senior center. Located a short distance away from each of

the five buildings, Warbasse also has a shopping center on site that consists of a bank, a bakery, a pharmacy and a supermarket. Indoor activities include a senior program with daily activities as well as a fitness center. Outdoor activities include three children playgrounds with sprinklers for children during the summer months, basketball courts, chess tables and sitting areas. Warbasse is self-managed and self-governed. Our staff consists of approximately 100 employees from three different Local Unions. We have a full management staff on site, in house maintenance staff and stockroom, 24 hour in house security as well as on site power plant engineers.

NOTICE TO THE COMMUNITY

As you know, since the beginning of the pandemic, Management and the Board of Directors have been following the science in regard to COVID-19. In every decision that we have made, we have considered CDC guidance, pronouncements by elected officials, and COVID transmission, hospitalization, and death rates.

In light of the greatly improved COVID situation in New York City, WE ARE LIFTING THE MASK MANDATE IN OUR PUBLIC SPACES, at least for now. Should the science so require, we will reinstate the mandate in the future as necessary.

While masks will no longer be required, we remind you that many of your neighbors are frail, elderly, immune-compromised, or otherwise not able to be vaccinated effectively. Our zip code has the highest rate of COVID hospitalizations of any zip code in the city. Please be a good, unselfish neighbor and voluntarily wear a mask when you are in the buildings. It costs you so little and it could save a life.

PELLETIZED LIME TREATMENT ON LAWN AREAS

Our landscaper is treating all of our lawn areas with pelletized lime.

Lime is the term used for crushed limestone. Limestone is mined as rock and is crushed mechanically to varying degrees of fineness. In most cases, lime is comprised primarily of calcium carbonate (CaCO3), also called calcite.

The agricultural benefits of applying lime to soil have been known to change soil acidity levels.

Lime pellets are fairly safe to humans and pets. Lime pellets are no more toxic to pets than they are to people; however, if your dog plays in the lawn right after the pellets are spread, the dog will have a higher exposure to them than you would. Lime pellets work to raise the pH of acidic soil because they are highly alkaline -- this means that direct contact between the skin and the pellets can be irritating. If you can, wait for a hard rain to dissolve the pellets into the soil before allowing your dog out onto the lawn, or wait until the lawn has been thoroughly watered.

STRONG WINDS

As you are all aware, Warbasse is situated in an area where the weather can sometimes be severe; i.e. strong winds.

Because we are concerned for the safety of everyone, we are asking those cooperators who have terraces to properly secure all articles on their terrace.

We have seen items such as furniture and other small articles blow off a terrace and land on the ground below. This is extremely dangerous since any of these items could cause injury to people or damage property.

In addition, please keep in mind that Warbasse has a regulation concerning storage bins on terraces whereby a bin cannot exceed the height of the railing.

We must also remind you that terraces cannot be used for storage areas, hanging laundry from the railings or windows of any apartment.

Your cooperation is essential for the protection of all.

WARBASSE MASK REQUIREMENTS

Dear fellow Co-operators:

The Management office and board members have received several inquiries regarding the current rules pertaining to mask wearing while on Warbasse property. While the numbers of those diagnosed with Covid-19 have dropped due to vaccinations and mask wearing and are trending downwards; Covid is still a major concern for many of our residents, our senior population, and those that have other health issues.

We realize that Governor Hochul recently relaxed some of the rules for restaurants and businesses pertaining to Covid-19 and mask wearing, while continuing strong guidance for health facilities, nursing homes, and public transportation. Additionally, the Governor specifically allowed other businesses to determine what their policy should be going forward. Broadway, museums, public theatre, sporting arenas, and others will still require masks, and other businesses may do so as well.

The health of our residents is a great concern, especially so for our large senior population, and those that have other health issues. While our lower lobbies are large, our upper hallways are not, nor are our laundry rooms and elevators. It is with that in mind that the Board of Directors along with management will continue our mask wearing guidelines for now and continue to enforce with violations for anyone not wearing a mask while inside the common areas.

To be clear, masks must continue to be worn in main lobbies (including mailbox areas), elevators, upper hallways, and laundry rooms. Masks are also required in the management office, maintenance office, and construction office.

Please note that we will review this mandate as conditions present themselves. This is a Co-op, let’s continue to cooperate together.

WINTER STORM WATCH

The National Weather Service has issued a Winter Storm Weather Advisory for New York City starting at 7PM, Friday, January 28th until 7PM, Saturday, January 29th. Six (6) to Twelve (12) inches of snow are expected with wind gusts up to 45 miles per hour.

The storm may cause significant travel delays and disruptions to daily activities.

Our maintenance department has made preparations to address the storm. All cooperators should allow our staff ample time once the storm stops to clear and salt all of the public and inner walkways as well as the parking lots.

ANYONE WITH A TERRACE/BALCONY SHOULD IMMEDIATELY REMOVE AND SECURE ANY ITEMS THAT COULD FLY OFF DUE TO THE HIGH WINDS.

If you have errands to run or are in need of groceries, we recommend that you do them today.

If you must go out tomorrow, please take extreme caution.

REMINDER! HELP FOR CO-OP OWNERS AFFECTED BY COVID-19 NYS HOMEOWNER ASSISTANCE FUND (NYS HAF)

Great News! The New York State Homeowner Assistance Fund (NYS HAF) will be accepting applications to assist Co-op owners who were financially affected by Covid-19 and who are now behind on their carrying charges.

The New York State Homeowner Assistance Fund is a federally funded program dedicated to assisting Co-op owners who are at risk of default, foreclosure, or displacement as a result of a financial hardship caused by the Covid-19 pandemic. This program is being administered by New York State government’s affordable housing agency, NYS Homes & Community Renewal (HCR), in partnership with a non-profit, Sustainable Neighborhoods, an organization dedicated to foreclosure prevention and homeownership preservation.

The program will begin accepting applications soon. In the meantime, NYS HAF strongly encourages anyone interested to review the Application Guide located on their website www.nyhomeownerfund.org. The Application Guide also includes a list of documents you may need when you are ready to submit your application. On this page, you can also enter your email to receive notification of when the application process will open and receive all alerts related to the program.

The NYS HAF program is in no way affiliated with the Emergency Rental Assistance Program (ERAP). The ERAP program was for rental properties. The NYS HAF program is for Co-op properties, therefore, shareholders are encouraged to apply to the NYS HAF program if they have a financial hardship due to the Covid-19 pandemic.
