SOLD in Sheepshead Bay on 4/29/26 FOR $842,000! We listed 2271 East 19th Street on 2/4/26 for $799,000. There is just no substitution for experience! Due to the very poor condition of this property, we knew right away that we would be forced to find an all-cash buyer. We know that no bank offers conventional financing for a property that doesn’t meet a “habitability” test. Lucky for our client, it didn’t take several price reductions, a bunch of wasted time, and some blown bank appraisals to learn the Facts of Real Estate. So, as usual, we immediately put together a custom, aggressive marketing campaign to put our client’s property in front of every ready, willing and able buyer out there. The only real difference between the two properties (besides the lot size) was their choice in brokers. Unfortunately for the guy across the street, he didn't choose to hire us. SOLD for $660,000 in Marine Park on 11/27/25! We recently closed on 1927 East 34th Street, a 14' wide house, built in 1925, and purchased by the parents of our client way back in 1962. This well-cared for home likewise served this beautiful family well for several generations, however it remained mostly unimproved since they bought it more than 60 years ago. Selling a house that old and needing a full gut renovation can present many challenges, but discovering a serious title issue that pre-dates ownership and goes back to the 1950's is an extraordinary circumstance to say the least. Regardless, our entire team (including the client) remained diligent and undeterred in order to work through the issues and get to a closing table with everyone more than happy with the results.
