While we usually wait until March for the market to wake up, February 2026 is already showing a level of activity we haven’t seen in years. If you’ve been waiting for a sign to make your move, this is it!

Here is what’s happening in the market right now:

The "Rent-to-Own" Pivot: With Brooklyn and Manhattan rents hitting new records this January (averaging nearly $5,000/month), many New Yorkers are realizing that buying is becoming the more stable financial move.

Pricing Power: While inventory is up, prices remain resilient. The median sale price in Manhattan is up roughly 6% year-over-year. For Brooklyn co-ops the median sales price is up 10% year -over-year. Buyers are active, but they are discerning—well-priced, renovated homes are moving fast, while "projects" are lingering longer.

Rate Stability: Mortgage rates have stabilized near 6.%, drawing "wait-and-see" buyers back into the fold before the full spring competition hits in April.

The Bottom Line:
For Sellers, your window of maximum visibility is now—before the market becomes saturated with spring listings. For Buyers, you have more choice than you did last year, but you’ll need to be decisive to win in the most desirable buildings.
