Active inventory, contract signed, sold absorption rates and prices have remained flat compared to January 2024.

The key difference is the volume of private exclusives hitting the market over the month: 7.2% (50 units) of the new inventory in Brooklyn Top 30 very private exclusives compared to 2% in Jan 2024, and 9.5% (152 units) versus 2.5% in Manhattan. This is a direct effect of the platform gaining dominance and serves as a key differentiator.

August proved to be a steady month relative prior to summer seasons. Trending towards a neutral market with both pent up demand and pent up inventory ready to hit this Fall. 5 to 6% of the inventory went temporarily off market in August. Compass private exclusive platform has 1300 units across NYC that is being promoted off-market and likely to come to market in September-October months - that’s 10% of active inventory!! Current sold absorption rates are 5.5 months in Top 30 and 7 months in , which is suppressed due to shadow inventory. With rates predicted to drop likely below 6%, Fall will likely behave like a Spring market in short bursts.
