A massive Southern Brooklyn development site that has sat vacant for years has traded hands for $37 million.

Real estate firm ABS Partners has sold the roughly 96,000-square-foot site at 2185 Coyle St. in Sheepshead Bay to Rhode Island-based developer Gilbane, which intends to build affordable housing at the address.

ABS Partners had long owned the property as part of a joint venture with real estate company AAG Management and rezoned the site last year to allow for a larger residential project. However, they ultimately decided to offload the lot, located between Avenues U and V, to a firm better equipped to build a project that would meet the needs of the community.

Indeed, Gilbane Development says it’s up to the task and intends to build 470 new homes across two buildings on the site, including 370 affordable rental apartments and 100 affordable homeownership opportunities developed in partnership with Habitat for Humanity.

Had a magical time at Fall fete, at the Brooklyn Museum with my friend, neighbor and past real estate client, Elizabeth! Grateful that we strutted past our “rental agent/landlord” relationship into friends and neighbors. I have to share, Elizabeth has had a much stronger impact on mentoring my life vs me helping her - and I couldn’t be more grateful.
I say that because I help women invest in real estate and also I help consult on renovations for homeowners to improve the value of their property, to maximize their sale OR to stay longer in their home and enjoy.
E has been renovating her townhouse; shaping the home into something she can keep forever and age gracefully into. I was not her consultant, if anything she is mine and I’m so happy to learn from her.

Nothing is better than rage gardening!
I listed an estate sale in March after 3 weeks of interior work. We procured an all cash buyer 80k over ask day 1.
So what happened? The buyer had to sell to buy. The seller chose the buyer and the over ask amount was enough to take the risk. The buyers buyer asked for $200k off the buyers sale price and refused to close. It’s a good thing I can stage and garden.
We are re-prepping 2954 Avenue R to relist at $950k. 2700 single family. 5 beds 2.5 baths set up as a 2 families. This home will be fully manicured by Monday.
The funniest bit is my staging teammates was offered 3 gardening jobs yesterday from folks driving by. I told the guys, why not idk 🤷‍♀️ we invested in some tools. We are very good garden sculptors! Do it- to it!
