I had a closing Tuesday! This was a special one, with lots of twists and turns and ups and downs, and I was so happy for my buyer when she finally got the keys to her new home. Thanks to Jim Dier, friend and wedding DJ extraordinaire, for referring a friend of his who was in need of some assistance with her dream of home ownership in this challenging and intoxicating city.

Great pull quote from this CNBC article stating that Manhattan is now a buyers' market (this has been the case all year but now everyone knows!). If you're an investor looking for a deal, or you simply have always wanted to own a piece of New York City, now could be the time. But hurry! Everyone else reads the news too.

'Manhattan now has a 9.8 month supply of apartments for sale, which means it would take 9.8 months to sell all of the apartments on the market without any new listings, according to Brown Harris Stevens. “Any number over 6 months tells us there is too much supply and we are in a buyer’s market,” according to the Brown Harris Stevens report.'

The average real estate sales price in Manhattan fell 3% to just more than $2 million, according to a report from Douglas Elliman and Miller Samuel.

This one slipped through the cracks in the holiday season! The rhythm of this deal reflected the intensity of the market at the end of last year - my buyers won a three way bidding war with an all cash offer around 10% over the asking price, and with the condition of being fully in contract within one week of the offer being accepted, and fully closed a month later. We managed to meet all of the seller's conditions in a hectic sprint, and my buyers closed on their dream home. Thanks to my Compass colleagues on the listing side, Brad Bateman and Jessica Fields. My buyers were old friends, so this was one of the most fun transactions of the year.
