I’m so pleased to announce the closing of 481 Stratford Rd.
I first met with the sellers in late 2020 when they were exploring the possibility of selling and sought guidance on both what they could do and how they could best position themselves to achieve the greatest return on their investment.
We stayed in touch over the years, and this past spring they hired me as their broker. From there, I advised and supported them every step of the way. This included advising on paint colors, select kitchen updates, a bathroom renovation, lighting improvements, and staging.
There was a significant amount of upfront preparation involved. The sellers lived in the home for 40 years and raised multiple children there, which meant a substantial amount of decluttering. This is very common with long-term ownership and larger families, and they handled it with patience and commitment.
The sellers took several of my recommendations, and we worked together to ensure the home was as well prepared as possible. I staged the house where possible as the sellers lived there throughout the sales process.
We found a buyer in the first month – and were in contract within 46 days.
As with many transactions, and old houses, a couple of unexpected issues arose. An open construction permit from 1958 surfaced after we were in contract. An expediter I recommended was able to locate the unarchived DOB signoff, allowing us to move forward and successfully close.
