Ice dams can be a major cause for concern in winter weather.
An ice dam is a thick ridge of compact ice that builds up along the eaves, which are the extensions of the roof that overhang the walls of the house.
Heat collected inside the home warms the roof, except for the eaves.
The snow melts on the “warm” roof and then freezes on the eaves.
The ice builds up, forming a dam.
In order to prevent ice dams from forming, the entire roof needs to be the same temperature as the eaves.
To accomplish this, you will need to:
• Increase ventilation
• Add insulation
• Seal off all possible air leaks that could warm the roof
Here are some of solutions to frequently seen trouble spots:
• Ventilate the eaves and ridge – a ridge vent along with soffit vents circulates cold air underneath the entire roof.
• Seal attic hatches to prevent heat getting to the roof – Use weather-stripped caps made from foil-faced foam board held together with aluminum tape.
• Make sure that all exhaust to the outside, such as the ducts connected to the kitchen, bathroom, and dryer vents, all go outdoors through either the roof or the walls, and NOT through the soffit.
• Check the insulation in the attic and add more if needed.
• Use L-shaped steel flashing to bridge the gap between the house and the chimney – Use a fire-stop sealant to hold the flashing in place; canned spray foam or insulation is not fire safe.
