Here’s a Facebook recap in your voice:

For buyers who have been sitting on the sidelines, this may be a good time to take another look at the market.

Home prices are starting to stabilize, and mortgage rates have eased enough that monthly payments may feel a little more manageable than they have over the last few years.

That does not mean every home is suddenly a bargain, but it does mean buyers may have a clearer path than they did when bidding wars were everywhere and homes were flying off the market.

One of the biggest takeaways is that buyers should know their numbers before they start looking. Talk with a lender, understand your budget, and make sure you are factoring in the full cost of owning a home, not just the purchase price.

There may also be more room to negotiate on homes that have been sitting on the market a little longer, which is why having the right Realtor on your side matters.

If you have been thinking about buying but were waiting for the market to calm down, let’s talk. I would be happy to help you look at your options and see what makes sense for you.

The median home price has stabilized, and mortgage rates have eased enough that monthly payments are more manageable than they've been in years. Realtors can use that shift to restart conversations with buyers who went quiet and help them find negotiating leverage on listings that have been sitting.

Florida is still getting a lot of attention from buyers around the world.
Several Florida metro areas are ranking among the top U.S. markets for international buyers, and it is not hard to see why. Between the weather, lifestyle, beaches, investment opportunities, vacation homes, and retirement options, Florida continues to be a place people want to be.
For sellers, this is a reminder that your buyer may not be local. Strong marketing matters, and your home needs to be positioned in a way that reaches the right audience.
For buyers, it is just as important to have someone helping you understand the market, pricing, timing, and what you are really competing against.
Whether you are buying, selling, relocating, or investing, having the right guidance can make a big difference. If you are thinking about making a move in Florida, I would be happy to help you through the process.

International buyers remained highly focused on Florida in the first quarter of 2026, with Miami, Orlando and Tampa ranking among the nation’s most-viewed housing markets by overseas shoppers. Canadian demand is also rising across several Florida metros, particularly in Cape Coral, Naples and Nort...

Florida is still one of the top places people are choosing to call home, and this article shares why.

New IRS migration data shows that Florida gained billions in income as people moved here from other states. A lot of that comes down to the lifestyle, lower taxes, housing choices, warmer weather, and the flexibility many people now have to work from anywhere.

For buyers, this is helpful to understand because Florida continues to be in high demand. People are not just vacationing here. They are relocating, investing, retiring, and putting down roots.

That steady demand can affect the housing market, so it is important to look at the full picture when buying, including home prices, insurance, taxes, and long-term affordability.

Florida continues to be a place people want to be, and the numbers show it.

Florida gained $20.6 billion in adjusted gross income as taxpayers moved from other states, according to new IRS migration data. The shift reflects the continued draw of lower taxes, lifestyle preferences and housing affordability.

Rates edged lower this week after rising the previous two weeks, with the average 30-year fixed mortgage rate dipping to 6.36% and the 15-year fixed rate easing to 5.71%, according to Freddie Mac. The slight decline may help some buyers revisit affordability calculations heading into the summer mark...

A Realtor.com report found the growing “commute tax” is shrinking home searches as buyers factor transportation costs into overall affordability. Florida agents say commute times and day-to-day travel expenses are becoming increasingly important in housing decisions.

This is such a good read if you’re even thinking about selling…

I always tell my sellers, you don’t need to spend a lot to make a big impact. A few simple updates to the outside of your home can completely change that first impression, and that’s what buyers notice first.

Things like fresh landscaping, a clean entry, or small touch-ups can go a long way in making your home stand out.

Before you start putting money into projects, take a minute to read this. It will help you focus on what actually makes a difference 👇

Fresh paint, cleanup, lighting and simple landscaping can make a home look more inviting without requiring a major pre-listing investment.

AI-driven impersonation, phishing and home improvement scams are rising. Slowing down, verifying requests and avoiding unusual payments can help prevent losses.
