The hard part of this deal was never the money. It was selling three parcels sitting in a flood zone, so that's what we solved first. The investor already had a Realtor, but she wasn't sold on them herself, which meant she was never going to sell them. So we pulled the comps, found the Realtor who had already sold parcels just like these, and got him on the phone the same day. Funded at $36K, sold as a bundle for $87K in 34 days.
