Housing Inventory is Starting to Recover

At Open Houses on the weekend and talking with potential buyers throughout the week, I see the exhaustion, I see the frustration. My repetitive phrase is "have faith, you will find the right house." Although, I know for them there are weeks it doesn't feel that way. However, we are starting to see the housing inventory recover across the U.S.

Single-family housing starts rose 15.3% over March, which is up from 37% from a year ago. With limited supply of existing homes, still record-low mortgage rates (with another drop below 3% at the beginning of April), improving labor markets, new builds are options and developers are trying to keep up with the pace with the desire for single-family residences, and suburban multifamily housing construction is also on the rise.

For now, the supply of existing homes for sale and an increased level of new homes sold (to be constructed still) should help bolster a strong construction pace of new housing starts moving into the spring buying season.

With low inventory and plenty of people wanting to be in this beautiful state, the craze of multiple offers has completely changed expectations. The house hunt is a bit more frantic with full weekends. Offers look different with new market norms to hopefully be the chosen winner. As agents, we are working tirelessly to stay on top of current trends and pulling everything out of our Mary Poppins bags to be ready to write offer upon offer.
This market may be intimidating, but house prices are still going to rise ⬆️ So, if you’re thinking about getting started on the house hunt, don't wait... and here are a few tips:

HAVE FAITH - it's no secret that the home buying process is emotional. Whether the house seems "perfect" or you at least see potential, it's very easy to start envisioning yourselves there. And then, your offer doesn't get accepted. It can feel heartbreaking. But HAVE FAITH and stay positive. You will end up exactly where you were meant to be.

SET REALISTIC EXPECTATIONS - Year over year appreciation is up 15%. Simply, you can’t buy the same house as you could last year for the same price. With interest rates rising slightly but still at record lows, this helps with affordability, but get familiar with what inventory in your price range looks like NOW. Even a month ago looks different.

WANTS vs NEEDS - You may have to sacrifice that long list of wants and really ensure that your absolute needs truly equate to your happiness in a home. Try to open yourself up to potential in a space as well. Yes, you might need to spend even more money after buying a home, but seeing potential and then creating it exactly how you want it is better than paying thousands over list price for something that isn't perfect either.

GUT CHECK - You may not feel like you're getting a deal on a home, but you likely aren't going to in this market anyway. Understand you may have to concede a lot to the seller in order to get it. But, always check in with yourself and make sure you are still within your comfort zone and wouldn't regret losing the home if you didn't change your offer to get it.

There are many things to consider as you start your home search
• understand the costs associated with buying and maintaining a home
• research the neighborhood
• understand values and trends in the market
• get pre-approved
• have your proof of funds ready
• get an inspection
• pay attention to the timeline
