After walking through hundreds of homes...I can tell you this:
The sellers who regret their remodel never thought they were making a mistake. They thought they were upgrading.

These renovations can quietly hurt you when it’s time to sell 👇

❌ Turning your garage into a room
Buyers want parking and storage. A converted garage feels like something they’ll have to undo.
Instead: Keep it functional. Clean, organized, maybe epoxy the floors.

❌ Removing the only bathtub
Families shop for tubs. Remove the only one and you shrink your buyer pool instantly.
Instead: Upgrade it. Modern tub or tub/shower combo.

❌ Going all out on a luxury kitchen

🎄Twas 5 days before Christmas… And I have a LOT to do, today was “the” day, Christmas prep day, get it all done day, grocery shopping, Christmas shopping

… the universe had other plans for me!

At 10:30 am I get a call from an appraiser on my listing in Littleton… “Hey Lidia I have the appraisal just about done but the property is going to need a stove, I’m going to condition the appraisal until I can come back out and re-inspect to make sure a stove is in place.”

Say what?! 😮 “Uhm, yeah sure, I’ll have a stove in there today before 3pm!”

I had no idea if I could even pull that off! 🤪 Could I make it happen?!

Challenge accepted! 🤨

📲 Text 10 peeps, “Do you by chance…

👀 Start scouring Marketplace for a stove, sending messages, waiting for responses, negotiating.

📞 Call the hubby to let him know whats going on, slight panic..closing is 12/29!

✅ Start communication with the Buyer Agent, (ps..she’s been great to work with!)

I am so blessed to have such an understanding husband!! He dropped everything to come to my rescue!

Knowing he has to leave work for 2 hours and come back and work after hours, knowing he’s going be doing physical labor…. says “Let’s Go!” ❤️😭🙏🏼

WE DID IT! Before 3pm! 🥳💃🏽🕺🏽

Today was a last-minute appraisal save!
Zero shopping got done but the deal is moving forward and my out of state clients are thankful I got It done, Buyers are happy too! 🤗

This is real estate.
