๐Ÿ“Š Denver Metro Market Update โ€“ May 2026

The Denver Metro housing market continues to show signs of buyer and seller fatigue as higher mortgage rates weigh on affordability. While home prices remain stable and in line with long-term historical trends, today's borrowing costs are making it more difficult for many buyers to enter the market and causing many homeowners to stay put rather than give up their low-rate mortgages.

Inventory continues to grow, but much of that increase is coming from homes taking longer to sell rather than a flood of new listings. Buyers have more negotiating power than we've seen in recent years, with concessions, rate buydowns, and inspection negotiations becoming common again. Well-priced, move-in-ready homes are still attracting strong interest, while homes that miss the mark on pricing are sitting longer.

The good news? The market remains balanced and active. Buyers who focus on long-term goals and sellers who price strategically are continuing to find success, even in today's higher-rate environment. ๐Ÿก๐Ÿ“ˆ
