Here’s advice most Realtors won’t give you.👇

It might not be a good idea to sell your home when moving. I realize I make my living off of people selling their homes, but I view my job as more than just helping people buy and sell…I desire to help people make smart real estate decisions that align with their bigger goals in life.

So why would it not be a good idea to sell? Well if your current mortgage is under 4.5%, now might be the perfect time to become a landlord instead of selling your home. With such a low interest rate, you have a great opportunity for steady cash flow from rental income!

This extra income can help offset your new (likely higher) mortgage payment, boost your savings, and maybe even allow you to have some disposable income for FUN - like that vacation you’ve been dreaming of.

This strategy may not work for everyone, but I would be happy to look at the options and help you figure out the best plan for YOU. Even if that means talking you out of selling your home and putting myself out of a job in the process.

I think we're all adults, so I'm not going to sugarcoat this: Homeowners, you can't sell your house "as is" and get top dollar anymore. Last week, I met with a Westminster homeowner to discuss listing their home and at first, they didn't like what I had to say. Long story short, their house needed some work.

After all, homes in Westminster ARE in demand and selling relatively quickly. But here's what I wanted them to understand: by taking a day or two and knocking these to-do's out, they could MAXIMIZE the offers they ARE going to get. If spending a weekend picking up your home could mean getting a couple more thousand on an offer, it's worth it.

Sure, they absolutely could list the home as is, without putting any work into it, but that also means they could miss out on some offers. Here's what I mean:

1. There was no curb appeal. Bushes in the yard were overgrown and the front stoop was sprinkled with dirt and old leaves.

2. The inside was a bit cluttered. They had filled their home with fantastic memories, but they were THEIR memories, not those of potential buyers.

3. The spare bedroom was a "catch-all room," you know, the spot where you drop everything and "get to it later."

4. The kitchen counter was littered with a toaster, a KitchenAid mixer, utensils, cookbooks, and baking ingredients.

Here's what I advised them to do:
1. Pick up the sticks, cut back the bushes, and run a broom over the front stoop (better yet, spray it down once you are done!).

2. Take your photos off the wall. Place them in a box since you'll be moving anyways (get ahead of the game)!

3. Clean out the spare bedroom. Take that day and go through those items you always said you would. Drop stuff off at a donation center, toss it, or pack it up.

4. Put all those kitchen items in the cupboards. Clean counters are better than cluttered ones.

So, if you are looking for a Realtor who doesn't "sugarcoat" it, I'd be happy to stop by and help you get your home ready. I want to get top dollar for YOU.

I lost a listing the other day…because I was honest. Yep, you read that right. As a realtor, it's my job to be honest about what your home could sell for...but sometimes, that causes me to lose a listing.

In these cases, the homeowners went with agents who gave them a much higher list price than I suggested. An enticing, pie-in-the-sky kind of price. It sounded too good to be true and sure enough, it was.

Even though it meant I would probably lose the listing, I just couldn't agree to list a home for significantly more than what I think the market demands. It may be a bad business decision to not tack on an extra $30K, $40K, or more, just to get the listing, but I sleep a lot better at night knowing I was completely honest & realistic with the homeowner.

This is why I'm honest, from the start, about what your home will likely sell for. I don't want your home to sit extra days on market or go through price reductions to get attention.

And I never want homeowners working with me because they're "locked into a seller's agreement." That’s where an agent holds the seller to a listing contract even when they are not happy with their performance.

I want folks to work with me because they TRUST me.

So, I give every market analysis my best, realistic assessment. I work to make sure what I'm suggesting reflects what's actually happening in the market right now.

The outdated adage of “you can always come down, but you can’t go up” is not always a good idea and can cost a seller money and valuable time on the market.

Call me old fashioned, but I'm in it for the long run. And I think in the long run, honesty & being straightforward with folks is the best policy.

Even if I lose listings.

My name is Shawna Bellendir and I am the Team Lead for Take Us Home Colorado born and raised in Colorado this is the home I have chosen for myself and to raise my family so there is no question why you have too. I am a very proud military mom having 1 son in the Army, another in the Navy and my daughter finishing High School being sure to keep her college options here at home!
