Here is some interesting data on the market (Brownsburg, IN) courtesy of MIBOR Realtor Association:
INCREASE of MEDIAN SALES PRICE of approx 18% YOY ($400K)
DECREASE of number of UNITS SOLD of approx 27% (48)
INCREASE on MEDIAN DAYS ON MARKET of approx 108%! (27)
INCREASE in ACTIVE inventory (homes available for sale), up 14.5%

SO... what DOES this mean? Well, it means we are in a market adjustment, and have been for much of 2026. There are more properties for buyers to choose from, therefor less buyers competing for each property which leads to extended days on market. The good news? MEDIAN SALES PRICE IS STILL UP, so values are still staying strong.

Takeaways for SELLERS: Price your home RIGHT. Don't "test the market". Properties should be "move in ready" or discounted to adjust for condition.

Takeaways for BUYERS: You have OPTIONS! You don't necessarily need to "jump" on a particular property- BUT, buyers are still out there, and multiple offers ARE still happening with certain properties. Sellers are typically more willing to negotiate- AND remember this- if you are getting a mortgage, it MAY make more sense to get seller concessions to use towards mortgage rate buydowns vs reducing the sales price! Talk to your lender!
