Industrial growth in Brownsville, TX 🏗️
Brownsville is stepping into the spotlight with a new development that reflects the region’s growing role as a binational hub: Marina Industrial Park. This 60-acre project in the city’s north industrial corridor is designed around the “twin plant” model, where manufacturing stays in Mexico while logistics, distribution, and value-added operations expand into Texas — creating stronger cross-border supply chains within the Rioplex.
Highlights from the project:
Developer: Led by Grupo SIDEE Construction, known for Los Palmares Industrial Park in Matamoros.
Symmetry: Nearly identical facilities are being built on both sides of the border to create a seamless footprint.
Phase I: Four speculative 150,000 sq ft buildings (600,000 total), plus a 140,000 sq ft facility and retail space.
Investment: Early site work valued at $3.3M; each 150,000 sq ft building estimated over $14M.
Timeline: The first speculative building, Marina I, is planned for late 2026.
Strategic location: Just 2 miles from the Port of Brownsville, 6 miles from the airport, and under 10 miles from the international bridges.
This project is a clear signal of the opportunities unfolding in Brownsville and across the Rioplex for global companies seeking efficiency, flexibility, and binational integration.
