I launched my real estate career in January 2009—right in the middle of the Great Recession. My background in call center work taught me how to connect with people confidently, and I used that skill to become one of the top new agents in the market during my very first year. Driven by a desire to do more than sell homes, I earned my broker’s license just two years later and founded Grove Realty Team, LLC, now known as GRT Realty, in 2012. From day one, I’ve focused on delivering expert guidance and top-tier service to my clients—and I’ve instilled that same commitment in the agents I train. Over the past decade, we’ve grown to become the largest independent brokerage in the Lower Rio Grande Valley, both in agent count and sales volume as of 2024 and 2025. But now, we’re entering an exciting new chapter—one focused on deeper relationships, personal attention, and truly exceptional experiences for both our clients and our team. In addition to real estate, I remain actively involved in my community. I serve on the boards of the United Way of Southern Cameron County, the Gladys Porter Zoo, and the Rancho Viejo Planning & Zoning Commission. I’m also the founder of Brownsville Living, a social media platform that’s been sharing the positive side of our community since 2010. Alright guys, I had the chance to sit down with Gohar Vardanyan during the Brownsville Guitar Festival, and let me tell you… this was one of those interviews where you realize just how big of a deal this event really is. Gohar is an internationally recognized classical guitarist based out of New York, originally from Armenia, and she’s performed all over the world—concert halls, festivals, competitions—you name it. Super talented, but also incredibly down to earth. We talked a little bit about her journey, her style, and what it’s like performing at festivals like this… and I think what stood out the most is just how passionate she is about the guitar and sharing that music with people. And here’s the cool part… This level of talent came right here to Brownsville through the work of the Brownsville Society for the Performing Arts. That’s not something you see every day. Alright y’all, had a chance to make it out to South Padre Island and this one’s pretty cool… I caught up with Abe, a professional sandcastle sculptor, out at the Sandcastle Village right in front of Louise’s. And let me tell you — these aren’t your average beach sandcastles. These are full-on works of art, handcrafted with some serious talent and detail. They’ve got multiple sculptures on display, and it’s definitely worth the stop if you’re heading out to the island. Perfect little detour to take in something unique and support a local artist doing something special. If you swing by, bring a few bucks to drop in the tip jar — it goes a long way in supporting what they do out there. And if you see Abe, let him know the Brownsville Guy sent you. Just another cool thing happening right here in our backyard.

Here’s a quick snapshot from the Mayor’s State of the City Address on the impact of SpaceX right here in Brownsville… SpaceX has already contributed an estimated $13 billion to the local economy, supporting around 24,000 direct and indirect jobs. There are about 4,000 jobs on site today, with plans for continued growth. They’ve also generated over $305 million in tax revenue and are working with more than 350 suppliers, putting roughly $147 million back into the regional economy. You’re seeing that impact across multiple industries — from construction and engineering to hospitality and local services. Looking ahead, SpaceX is planning to increase Starship launches from 11 per year to as many as 25, with FAA approval already in place. And every launch brings in thousands of visitors — about 20,000 people at a time — which continues to drive tourism and support local businesses. It’s a strong reminder of how much this one project has already changed the trajectory of Brownsville… and where things could still go from here. Craig Grove, REALTOR GRT Realty

🚢 Exciting news out of the Mayor’s State of the City Address… Backstage, I had a chance to catch up with John Cowen Jr., and he shared an update on the autonomous shipbuilding project that’s been making waves here in Brownsville. Based on his conversations with the company, the county, and the Port of Brownsville, it sounds like we’re a strong contender to land this transformative project. 🌟 Other locations in the running include Virginia and Louisiana, but we’re in the final stages of the decision-making process. The company at the center of all this is Saronic Technologies — an Austin-based defense tech firm that builds AI-powered autonomous surface vessels for the U.S. military. They’ve grown fast, landing major Navy contracts and even reaching a valuation of around $4 billion while pushing to modernize how ships are built in the U.S. What they’re proposing is a next-generation shipyard — potentially a $3.2 billion project — designed to rapidly produce these autonomous vessels at scale, helping support a new hybrid fleet of crewed and uncrewed ships. Economic incentives are on the table from the city, county, state, and port — all working together, similar to what we saw with SpaceX. If this lands here, it won’t just impact Brownsville… it could position our entire region — and Texas — as a leader in the future of maritime innovation and national defense. You never know who’s going to show up in Brownsville… I’m at the State of the City hosted by the Brownsville Chamber of Commerce, and before John Cowen Jr. takes the stage, we get an introduction from Vince Young. Yeah, that Vince Young — the guy who led the Texas Longhorns football to a national championship in the 2006 Rose Bowl with one of the greatest performances in college football history. And hearing him introduce the mayor and talk about leadership and stepping up when it matters… it just felt like one of those moments where everything connects — from the biggest stages to what’s happening right here in Brownsville. You might remember her… and she’s back doing her thing. I caught up with Sophia again—this time out at the Lunada Festival in downtown Brownsville—and I’ve gotta say, she’s still putting out some really cool pieces. She takes antique tea and coffee cups and turns them into candles… but not just any candles. These are all-natural, thoughtfully made, and even decorated with flowers that match the design of each cup. Every single one feels like its own little piece of art. What really stood out to me this time—she’s now offering refills for just $15. So once you have one, you can keep it going. Love that. Back at Cobbleheads with Joe Kenney… and this one gets pretty cool real quick. In Part 2 of our conversation, Joe actually walks us through his epoxy process while he’s working on one of his pieces. You’ll see him mix the two components together, explain how it all works, and then lay down that clear coat that really brings the artwork to life. It’s one of those things you don’t really think about when you’re just looking at the finished piece… but seeing it happen in real time gives you a whole new appreciation for the craftsmanship behind it. And what I really liked about this—he doesn’t overcomplicate it. Just straight, hands-on experience, explaining it as he goes, the way it’s meant to be learned. Ran into a familiar face the other day at Cobbleheads… and not just one—two generations of it. I had the chance to sit down with my friend Joe Kenney and his son, Joe Kenney III, and it turned into one of those conversations that just reminds you how much history and heart is tied into places like this. Now, Joe may not be the owner anymore, but make no mistake… he’s still very much part of the story. He’s been working closely with the new ownership behind the scenes, helping guide the transition, and making sure Cobbleheads keeps that same soul we’ve all come to know over the years. Had a chance to swing by Lunada Festival over at Linear Park and downtown Brownsville, and I’ve got to say… this is exactly the kind of event that reminds you why it’s so great to live here. You had a little bit of everything going on—local craft vendors, plenty of food, families out enjoying the evening, and tons of activities for the kids. There was even a bounce house set up and an outdoor screening of Tron, which made for a pretty cool vibe once the sun started going down. And the weather… couldn’t have asked for better. One of those perfect South Texas nights under clear skies where everyone just seems to be in a good mood. It’s always great seeing our community come together like this—simple, fun, and full of life. Spent some time out at Loma Alta Trap & S***t Club here in Brownsville, and I’ve got to say… this one surprised me a bit. I got a personal tour from Ross Bland, Vice President of the club, and we actually went beyond the shooting fields and out toward the back of the property—up onto what they call the “Loma Alta.” And that’s where it got interesting. If you’ve ever wondered what this area really looks like in its natural state, this is it. Native brush, mesquite trees, yucca plants, and open grassland… the kind of landscape that’s been here long before any of us. Ross was pointing out how this elevated ground—this “loma”—is part of a broader South Texas formation, basically these slightly raised clay ridges that stand above the flatter surrounding land. From up there, you can look out and see Loma Alta Lake sitting just below. It’s not just a lake for looks—it actually plays a role as part of a watershed system for the area, helping manage and move water across this part of Cameron County. What’s also interesting is how this whole area sits just north of SH-550, so next time you’re driving through there, you’re literally passing right by it and probably don’t even realize what you’re looking at. And here’s something a lot of people don’t know—this land is environmentally sensitive and tied into the Port of Brownsville. The port actually owns a good portion of this surrounding area, and there’s a real hope that it continues to be protected because of its ecological importance. You’ve got this mix of working land, recreation, and natural habitat all in one place. It’s a pretty unique pocket of the Valley. Then you’ve got the shooting club itself—trap, s***t, 5-stand—and a solid group of people who’ve built a real community out there. But for me, the coolest part was getting up on that loma and seeing a piece of the Valley that still feels untouched.
