The Reserves at Cobalt Circle continues to see strong momentum as site and vertical construction progress across multiple buildings. Building A has advanced with third floor walls completed and roof trusses now being set, following earlier progress on the second and third floor structure. Underground electrical conduit is nearing completion, and fire line work is approaching final inspection. Additional site work has also been completed, including paved roadways and breezeways for Building C, while crews continue to keep the site active and organized with materials staged for ongoing work.

Work will continue at a steady pace as the roof system on Building A moves forward and plumbing rough-ins begin to take shape. Crews are preparing to expand operations with additional equipment and manpower as Building B ramps up, while Building C will continue progressing with framing. Across the site, coordination between trades remains strong, helping maintain efficiency as construction advances and key milestones continue to be achieved.

Last week was highly productive as we continued making solid progress across the site. Soil patching and treatment work were completed, and the proof roll passed, setting us up for the next phase of paving. Framing crews mobilized onsite and began initial layout activities, and several coordination meetings were held with key trade partners to align on upcoming work. Grading operations also continued to advance in preparation for the next stages of construction.

This week, the team is focused on inspections, paving operations, and continuing site development. Work will include paving key areas, advancing concrete activities, and preparing for the next phase of vertical construction with material deliveries and equipment setup. Overall, the project continues to move forward with steady momentum as we transition into the next stage.

Last week brought some challenges due to rain and muddy conditions, although we did get some sunshine and the site is drying out well. Curbing was staked in preparation for installation, and weather permitting, curb installation will begin soon. Fire and water line work continued and is expected to wrap up shortly.

This week we plan to grade the road and begin installing curbing, weather permitting. Once the curb is in and backfilled, we will cement-stabilize the subgrade in the road and parking areas. This goal is to complete curbing and paving soon so framing can begin, and we’re looking forward to improved weather to help keep everything moving forward.

Last week was productive as we prepared and poured the foundation for Building A. The site crew provided a recovery plan and has made significant progress, being approximately 75% complete with the storm work. We will begin the water line work once the storm work is finished next week, and we have completed the underground plumbing rough-in for Building B.

This week, our goals include pouring the footings for Building B and starting the plumbing rough-in for Building C. We also expect to complete the water line work. Overall, progress is going well.

Last week, we continued with our road construction, completing an undercut on the back end of the road. All sewer lines were installed. Our third-party soils technician remained onsite to observe placement and test compaction.

This week, we expect to begin underground plumbing, footings, and slabs for buildings B and C. The security fence around the site will be installed, and we anticipate that the utility contractor will proceed with storm drainage, pending the delivery of necessary structures. We are moving forward with foundations, aiming to have all foundations and road/underground utilities completed in a timely manner.

Exciting News: Construction Has Begun!

We are thrilled to announce that construction has officially begun on our latest project! This week, we made great strides by completing the grading for Building Pad A, which is now cut to grade.

Additionally, we’ve initiated the undercutting of Building Pad B, and the excavator has already started grading the road and parking lot behind Building Pad A. It’s all coming together nicely!

To enhance security, the police department has installed a camera next to our construction trailer, enabling them to monitor the site effectively.

Looking ahead, our milestones for the upcoming week include undercutting and building back up Building Pad B, as well as constructing the road and parking lot from the entrance to Building Pad B. We will also begin the undercutting for Building Pad C to prepare for future development.
