More sellers are willing to contribute to buyer closing costs as the market shifts.

As we evolve into this shifting market, we are seeing the return of buyer leverage. 🤝 All areas are now seeing more sellers who are willing to contribute closing costs to the buyer as a condition of the purchase. This is a significant change from the last few years and a great opportunity for buyers to improve their affordability.

Overpriced homes sit longer and sell for a lower percentage of list price.

Sellers, the most dangerous strategy in today’s market is overpricing. 📉 There is a direct correlation between how long a home sits on the market and the final sale price percentage. Overpriced homes sit longer and eventually sell for far less percentage of their list price than those priced correctly from Day 1. Today’s market is sophisticated and does not forgive overpricing.

Don’t mistaking "stabilizing" for "slow." ⏱️ Homes are still selling faster now than they did during the pre-COVID era. The market hasn’t ground to a halt; it is simply less rushed than previous years. We are moving from a frantic pace to a steady, healthy speed.
