Big news! Starting August 17th, if you're in the market to buy a home, there’s a new step you can’t skip: signing a "Buyer Representation Agreement" before you even set foot in a property.

⭐️ CAN'T I JUST TOUR THE HOUSE?!
Nope, not anymore! 🚪 As of August 17th, no real estate agent will be able to unlock that door without you first signing this agreement. It’s a must for any licensed Realtor®, and there are no exceptions.

⭐️ WHAT AM I SIGNING?
Great question! The Buyer Representation Agreement is a contract between you and your Realtor®. It lays out that you’ll be working with them to buy your home and details their roles, duties, and responsibilities. This document also outlines the commission—whether it’s coming from you, the seller, or a mix of both. Whatever is agreed upon in this contract is the maximum commission your agent can earn from your transaction.

⭐️ DO I REALLY HAVE TO PAY COMMISSION?
Maybe, maybe not! 🤷‍♂️ With the new rules, the MLS won’t be showing whether the seller is offering to pay your agent’s commission. This means your Realtor® might not know how or if they’ll get paid when they show you a home. But don’t worry—commissions are negotiable, and there are multiple ways your agent can be compensated. The seller might cover the fee, or it could be arranged as a concession or credit. In some cases, the buyer might need to pay the commission directly, which will all be outlined in your agreement.

Ever wondered about the power of home equity? Let’s dive into it! Last year, I shared a chart predicting that if you bought a home in 2021, you could see around $94,000 in equity growth by 2026. Pretty amazing, right?

But what exactly is equity? In simple terms, it’s the difference between your home’s current market value and the amount you owe on your mortgage. Equity can vary widely across the real estate market, so it’s crucial to chat with a real estate professional (like me!) to understand your home’s true value and the costs involved in selling it.

Storytime! 📖 My soon to be in-laws purchased a house back in 1987 on Emerald Lane in Brunswick. It was a brand-new Wayne Homes build, costing just $60,000 when they built it. Fast forward to a few months ago, and the last owner sold that same house for $335,000! 💰 😮

And sometimes, life throws curveballs. Last year, I sold a house for a client who had to sell just one year after buying it. Despite the quick turnaround, they made a $10,000 profit after all expenses! 💸

Hey friends,

I’ve been hearing some chatter lately about whether or not you need a real estate agent to buy or sell a home. And the truth is, you DON’T! But let’s take a moment to dive deeper into what that really means..

Sure, you can handle the process on your own, but do you have the expertise in negotiating, setting up showings, ensuring the safety and seriousness of potential buyers, or understanding real estate contracts, lending, title, and escrow? Not to mention, do you have the time to manage inspections, timelines, and the overall process of selling your home? Can you afford to sell your home less than market value? Most for sale by owners sell to investors so $10,000-$50,000 less than what they can get when listing with an agent.

Here’s a real-life example: I had a potential client who initially wanted me to list their home. In a split decision, they decided to sell to an investor directly. They signed the contract without an agent’s guidance and were stuck in that contract. Unfortunately, they had less than two months to find a new home, and the investor offered them $100k LESS than what the property could have sold for on the market. Since I wasn’t part of the contract, I couldn’t help them navigate or negotiate, and they ended up having to sell at a much lower price.

For Sale By Owner (FSBO) properties typically sell for less than those listed with an agent. The National Association of Realtors reported that FSBO homes sold at a median price of $217,900 compared to $295,000 for agent-assisted homes in 2020. That’s a BIG difference.

While you absolutely don’t need an agent to buy or sell a home, you deserve an excellent one who will ensure you get the best outcome possible.
