The real reason buyers aren't buying right now…it's not just the rates.

Yes, rates are hovering around 6.5 to 7%. Yes, prices haven't crashed.

But here's what nobody is actually saying out loud:

Buyers aren't scared of the market; they're scared of making the wrong decision in a world that feels completely unpredictable right now.

They feel like they are jumping off a financial cliff and into the unknown.

62% of Americans say buying a home in 2026 feels unrealistic, up from 49% just a year ago.

That's not a rate problem…that's a confidence problem.

Two out of three buyers are afraid of taking on too much debt, and 63% say they feel trapped by the broader economy.

They're not waiting for a deal…they're waiting to feel safe.

80% of buyers say they're waiting for rates to drop, and half of them won't move until rates are below 5.5%.

That rate isn't coming anytime soon.

So they'll wait themselves right out of equity gains they'll never get back.

Nearly 69% of homeowners with a mortgage are locked in at 5% or below, which means the sellers aren't moving either.

Low inventory plus paralyzed buyers equals a market that's frozen by emotion, not fundamentals.

Right now for the first time in five years, there are more sellers than buyers.

Most buyers think real estate is confusing but honestly, it’s not…

The devil is in the details.

The “boring” parts of the process are where deals are won or lost.

I’m talking about:
DIGGING into comps (not just Zillow)
Reading EVERY line of the inspection report.
Understanding contracts BEFORE you sign them
Knowing when the house is NOT the ONE!

This is the stuff that doesn’t make HGTV
but it is what protects your MONEY.

I often wonder if people think I'm only this kind because I was their Realtor.

But the truth is...long after the papers are signed and the keys are handed over, I still think about the people behind the closing.

I wonder if the house feels like home yet.
If they've found their favorite spot in the kitchen.
If the neighborhood is starting to feel familiar.
Is there a quiet moment when it finally hits them...this is our HOME.

Real Estate may start with contracts and negotiations, but that's never what it's really about.

It's new chapters.
It's fresh starts.
It's the place where ordinary days turn into the memories people carry forever.

I've seen it too many times...someone falls in love with a property---only to discover that it wasn't what they thought.

Maybe it was land they hoped to build on...but zoning wouldn't allow it.

Maybe it was an investment property...but the numbers didn't add up.

Maybe it was a home with inspection surprises that could have been caught early.

That's why due diligence matters SO much.

It's not about being negative-it's about being informed.

Inspections tell you what's really going on behind the walls and in the basement.

Zoning and local ordinances tell you what's possible.

Running the numbers, multiple times tell you if an investment will be profitable.

And honestly, this is where having a local Realtor who knows the area makes all the difference. Every city, every town, every county has its own rules.
