Massachusetts has launched a new statewide initiative to help property owners take the first step toward building an ADU.

Through the MHP ADU Incentive Program, eligible Massachusetts properties may receive one professional ADU feasibility study. MHP contributes $500 toward each completed study, and participating providers may charge homeowners no more than an additional $500.

We are excited to share that Backyard ADUs is one of the participating feasibility study providers.

A feasibility study can help you better understand your property, local zoning and permitting requirements, utility needs, preliminary design considerations and potential project costs. There is no obligation to build or continue working with the provider after receiving the study.

We just set our first employee housing project for OceanView at Falmouth! This project consists of two new single-family homes with an attached ADU, and we added an ADU on top of a ranch house built in the 50s! Yes, we added an ADU on top of a Ranch house.

These units are really cool and walkable to the shopping district of Falmouth. We are excited to help more employers build housing that they can use to attract new talent and help retain existing employees.

Why doesn’t the cost of an ADU shrink in direct proportion to its size?

Because an ADU is still a complete home. It needs a foundation, utilities, site preparation, a kitchen, a bathroom, permits, and all the systems that make a house livable.

A smaller design can lower the overall project cost, but many expenses do not disappear with square footage. That is why understanding the property and the full scope of the project is so important early in the process.

Save this if you are starting to budget for an ADU.

Not sure where to begin with an ADU in Massachusetts?

The Massachusetts ADU Resource Center offers free statewide tools to help homeowners understand the process, explore designs, learn the rules, consider financing, and see how an ADU might fit on their property.

Homeowners in Hampshire, Hampden, and Franklin counties may also qualify for support through the Pioneer Valley ADU Accelerator. The three-year pilot helps advance all-electric, modular and panelized ADUs by connecting homeowners with technical assistance, feasibility support, and experienced professionals.
