Today I sat down to write a homebuyer anniversary card for my very first clients ever. It made me think about how much has changed over the years… and what hasn’t.

A few things I know now with even more certainty:

🏡 There’s rarely a “perfect” time to buy or sell. Life happens first — marriages, babies, job changes, downsizing, fresh starts. The market doesn’t control those moments.

🏡 Buy the house. In the long run, the life you build and the equity you gain matter far more than fighting over every last dollar in negotiations.

🏡 People buy with emotion and justify it with logic. After all these years, I can still spot it immediately — the sparkling eyes, the excitement, the feeling of “this is home.”

🏡 Selling a home is emotional. Even when it’s the right move, it can feel stressful, overwhelming, exciting, bittersweet… sometimes all in the same day. Having the right person guiding you matters.

🏡 Realtors unofficially become part therapist, part coach, part problem-solver. We get a front-row seat to some of the biggest transitions in people’s lives, and that’s something I never take lightly.

Real estate isn’t always easy. But being trusted to walk alongside people through such important moments in their lives? That’s a privilege I’m incredibly grateful for, even all these years later.

It was 2019, and I was standing on our piano bench peeking out the window to see the new neighbors moving in next door. 👀

From play dates to Covid-style picnics in our respective swing set perches, to assembling toys on Christmas eve to lots of house parties later, so many of our memories include this amazing family.

We're honored to be Aubrey's godparents, and this past weekend celebrated her First Communion together.

This house hunt was… epic. 😅

Ali and Jay had been searching for the *right* house for YEARS. Their wish list wasn’t outrageous — they just wanted a home that truly fit their life. But every time we thought we’d found “the one”… something was off.

And wow, did we see some things along the way:
🏚️ Truly horrific flips
🤨 Bizarre layouts
🎨 Questionable finishes
🚗 Driveways so narrow they practically required a spotter
…and plenty of “hard pass” moments.

Then came the pressure: they had a hard deadline to be in a home, and the clock was ticking. So at the last minute, we decided to throw a little Hail Mary — a low offer on a beautiful house that had been sitting on the market for a while.

At first? A hard no.

But a few weeks later, the sellers came back to us… and we were able to negotiate a number everyone felt good about. 🙌

And honestly? It was worth the wait.
