WTF MOMENT: The most dangerous thing in a home may be the thing you can’t smell, see, or taste. 🤯

Radon is a naturally occurring radioactive gas created by uranium in soil and rock. It can enter through foundation cracks, floor drains, sump openings, and other gaps : and quietly collect indoors.

The EPA estimates that about 1 in 15 U.S. homes has elevated radon levels. That is a national estimate : not a measurement of every home or community.

Here’s the critical takeaway for buyers in Bryan, College Station, and surrounding Central Texas communities: a visual home inspection cannot determine radon levels. A qualified radon test is a separate and important due-diligence step.

A visual inspection evaluates accessible components as an interconnected system. It does not measure invisible gases in the air. New, clean, or code-compliant does not automatically mean risk-free.

Independent eyes. Clear documentation. Third-party confidence. Testing : not appearance : is how radon levels are determined. This post is educational, not a diagnosis.

The most expensive framing problem is often the one nobody can see anymore.

During a framing or pre-drywall inspection, the structure is still open: studs, headers, connections, rough-ins, penetrations, and parts of the exterior envelope can be examined in context. After insulation and drywall, much of that work is hidden.

That matters because a condition that is visible and documentable today can become invasive rework, a moisture pathway, a safety concern, or a future warranty dispute tomorrow. New construction is not automatically defect-free, and a municipal inspection is not the same as an independent review for the buyer or owner.

A third-party inspector provides another qualified set of eyes, separate from the production schedule, focused on documenting observable conditions before the next phase covers them. Aggieland reviews the construction as a connected system, not a stack of isolated details.

If you are building or buying new, schedule a framing, pre-drywall, or phase inspection before the walls close.

🚨 NEW CONSTRUCTION BUYERS IN CALDWELL — THIS IS WHY YOU NEED YOUR OWN THIRD-PARTY INSPECTOR.

We recently completed our first inspection in this new Caldwell subdivision and identified missing flashing at the horizontal transition where the siding terminates above approximately three feet of brick veneer.

The builder’s response to my client was essentially:

“The flashing isn’t required. The brick has weep holes at the bottom that will let any water drain out.”

No.

Those weep holes are located at the BOTTOM of the brick veneer near the foundation.

They are several feet below the siding-to-brick transition we identified.

They do not replace flashing at that transition.

They do not protect that transition.

And pointing to weep holes at the bottom of the wall does not correct an improperly detailed siding-to-masonry connection several feet above them.

Here’s another important part:

MANUFACTURER INSTALLATION REQUIREMENTS MATTER.

Building codes specifically reference manufacturer installation instructions for exterior wall coverings. Those instructions are not simply suggestions that can be ignored because someone says, “That’s how we build them.”

LP SmartSide specifically addresses siding installed above brick and calls for flashing at that transition.

James Hardie likewise requires proper horizontal flashing details as part of its exterior siding installation requirements.

Why?

Because exterior wall systems have to manage water correctly.

The siding, flashing, water-resistive barrier, masonry veneer and drainage components are designed to work together as an assembly.

When flashing is omitted at a horizontal material transition, water can be directed into areas where it was never intended to go.

And that type of defect normally doesn’t announce itself on closing day.

It shows up years later.

Potential consequences can include:

• Moisture intrusion into the wall assembly
• Deteriorated sheathing
• Wood rot
• Termite-conducive conditions
• Corrosion of metal components and brick ties
• Interior moisture damage
• Costly repairs to an exterior wall that looked perfectly fine when the house was new

This is exactly why Aggieland Home Inspection Services performs independent THIRD-PARTY inspections on new construction.

We are not municipal code inspectors.

We are PERFORMANCE inspectors.

Yes, we reference applicable building codes.

Yes, we reference manufacturer installation specifications.

Yes, we reference recognized construction standards.

But ultimately, my job is to evaluate one thing:

HOW IS THIS HOUSE GOING TO PERFORM?

Because a home can be brand new, pass municipal inspections, look beautiful at closing and still contain construction details that may create major problems years down the road.

Big builder.
Small builder.
Local builder.
National builder.

It doesn’t matter.

If my client hired me, my responsibility is to my client.

If you are buying or building in this Caldwell subdivision, give Aggieland Home Inspection Services a call BEFORE YOU CLOSE.

THE CITY THAT NEVER GOT INSPECTED.

Brought to you by Aggieland Home Inspection Services

About 33,000 residents lived in Kowloon Walled City, a dense enclave in Hong Kong. South China Morning Post reporting described no reliable water supply and no meaningful, coordinated building-code enforcement.

When demolition began, crews found buildings inside buildings : additions on additions, with plumbing and wiring routed through leftover space. Hong Kong’s Antiquities and Monuments Office records the surviving South Gate remnants. Decades accumulated without a complete record.

How does that happen? By absence. When no one owns the standard, work proceeds : and consequences stack behind walls.

That is the inspection lesson. A house is a system : structure, fire separation, electrical, plumbing, ventilation, drainage, and life safety interact. New does not mean perfect. Code compliance is not a complete home.

An independent third-party inspection does not replace the builder, seller, or municipality. It gives the person who must live with the result documented eyes with no stake in the schedule. Aggieland evaluates the property as a complete system : before conditions are covered, before the next phase, and before repair costs multiply.

One of the things we hear most often is not about a defect we found. It is about how the process felt.

Here is a recent review, quoted exactly as it was written:

"I had a really great experience with my home inspector Larry Daniel for my 11-month warranty..."

: aditya crm : 5-star Google review

We are sharing it here because of what the review is actually about. An 11-month warranty inspection sits right at the edge of a deadline most homeowners never think about until it has already passed. The builder-warranty period is finite, and once it closes, conditions that developed during the first year can quietly become your responsibility.

That puts the homeowner in a specific position: you either document what the house is doing before the window shuts, or you absorb whatever surfaces afterward.

What we want people to take from that review is not that we are easy to work with : though we try to be. It is that this kind of inspection exists, it has a deadline, and the timing is the whole point.

If you are approaching month eleven, or you are not sure where your warranty period stands, check your terms. Then call before the deadline does the deciding for you.

Growth does not remove construction risk. It multiplies the number of things that have to go right.

More cranes, more concrete, more trades, more schedule pressure, more buildings going up at the same time. When commercial and industrial construction accelerates, the odds of a missed condition do not stay flat : they go up. Not because anyone is careless, but because volume and speed compress the time available to check work before the next trade covers it.

Some of the highest-consequence items are also the least visible later: firestopping at rated assemblies, penetrations through fire-rated walls and floors, reinforcing steel before a pour, drainage and grading, the building envelope, MEP coordination between trades, and the documentation that proves what was actually installed.

Third-party inspection is not an accusation aimed at a builder or contractor. It is independent oversight for the owner, developer, buyer, or project stakeholder : someone whose job is to document the client's interests rather than protect a production schedule.

Municipal and special inspections have defined roles. Independent construction observation adds another documented set of eyes.

Verify it before the next phase. Document it while it is visible. That is how expensive surprises get reduced to ordinary ones.

If you have commercial work coming, call while the drawings are still open.

We inspect. You invest. We protect.

Month 11 is not a magic number. It is a deadline.

By the time a new home reaches its eleventh month, it has been through a full year of weather, settling, first-time system use, and seasonal movement. Some conditions are easier to document while the warranty conversation is still open.

That window does not stay open. A builder-warranty period is not the same as a residential service contract, and it does not last forever. Once it closes, conditions that developed during the first year can shift from the builder's responsibility to the homeowner's.

An 11-month warranty inspection is an independent review before that deadline. Documentation for you, so you know what has been observed and what deserves follow-up while there is still time to act.

We look at the home as a connected system: roof and exterior envelope, attic, structure, foundation, drainage, plumbing, electrical, HVAC, moisture, and visible safety conditions. When something falls outside an inspector's scope, we say so and point you toward the right professional.

Check your warranty terms. Find your deadline. Then schedule early enough that the results still mean something.

We inspect. You invest. We protect.

Another project complete.

We recently wrapped up third-party inspections on the new Aircraft Rescue and Fire Fighting station and living quarters at Easterwood Airport.

Our scope included third-party firestop inspections throughout the project, along with wind mitigation inspections performed with one of our affiliate partners.

On a facility like this, the details matter. Fire-rated assemblies, penetrations, firestopping systems, and building-envelope components all have to come together the way they were designed.

That is where independent third-party inspection adds value — another set of qualified eyes verifying critical systems before the building is placed into service.

Proud to have been part of a project built to support the men and women protecting the airport, aircraft, passengers, and our community.

WTF WEDNESDAY , What The Fact?! 🤯

BRAND-NEW HOME. UNSAFE ATTIC LADDER?

Yes: new construction is not automatically perfect.

An attic ladder can look finished while still having installation or safety concerns: poor frame support, loose or missing fasteners, improper alignment, limited clearance, damaged hardware, or an unsafe operating path. Any of these conditions can create a fall risk when the equipment is used.

That is why a pre-closing, new-construction inspection matters. An independent third-party inspector examines the attic access as part of the home’s complete system: not as an isolated item: and documents visible concerns before they become your responsibility.

The builder should construct it. The contractor should install it. The municipality may verify code requirements. But none of those roles replaces an independent inspection for the buyer’s interests. Code compliance is not the same as a complete, trouble-free home.

Inspection takeaway: Before closing, operate and evaluate accessible components: including attic access, its supports, clearance, and surrounding structure: professionally and safely. New does not mean perfect.

Independent eyes. Clear documentation. Third-party confidence.

We inspect. You invest. We protect.
