BRAND-NEW HOME. UNSAFE ATTIC LADDER?

Yes: new construction is not automatically perfect.

An attic ladder can look finished while still having installation or safety concerns: poor frame support, loose or missing fasteners, improper alignment, limited clearance, damaged hardware, or an unsafe operating path. Any of these conditions can create a fall risk when the equipment is used.

That is why a pre-closing, new-construction inspection matters. An independent third-party inspector examines the attic access as part of the home’s complete system: not as an isolated item: and documents visible concerns before they become your responsibility.

The builder should construct it. The contractor should install it. The municipality may verify code requirements. But none of those roles replaces an independent inspection for the buyer’s interests. Code compliance is not the same as a complete, trouble-free home.

Inspection takeaway: Before closing, operate and evaluate accessible components: including attic access, its supports, clearance, and surrounding structure: professionally and safely. New does not mean perfect.

In Idaho, reporting described a family discovering hundreds: possibly thousands: of garter snakes around a home reportedly built over a natural snake hibernaculum. Reporting stated that 42 snakes were removed in one day. Previous owners reportedly abandoned the property.

According to the reporting, snakes may have accessed the home through openings around siding, walls, and the foundation. The Sessions family attributed an odor from the well to the snake issue.

The house had apparently been built on top of the snake problem.

The lesson? A visual home inspection cannot promise to identify wildlife. But an independent third-party inspector should evaluate the property as a complete system: grading, drainage, foundation edges, crawlspaces, siding transitions, utility penetrations, ventilation, moisture, and signs of concealed access.

A builder checks its work. A seller discloses what they know. A municipality checks code. None replaces independent inspection. New does not mean perfect, and code compliance is not the same as a complete home.

Some roots run deeper than concrete.

Coming home from a framing inspection in Brenham this evening, my son and I stopped beside a cotton field as the sun was going down over the Brazos Valley.

Sometimes you’ve got to stop.

Take the picture.
Look around.
Remember where you came from.

My grandfather was a cotton farmer around Winters, Texas. Cotton, farming, hard work, building something with your hands, providing for your family—that runs deep in my family.

Now, generations later, I’m driving these same Texas backroads with my son beside me, coming home from inspecting another home being built for another family.

And there he was, standing in a cotton field under one of those Texas sunsets you just can’t describe.

That hit me.

This area has a long history with cotton. Just down the road near Hidalgo Falls sits an old cotton gin that still stands as a reminder of what generations before us built here.

The tools change.
The businesses change.
The buildings change.

But some things shouldn’t.

Hard work.
Family.
Integrity.
Craftsmanship.
Leaving something better for the generation coming behind you.

Builders Construction is a construction company, but what I’m building means a whole lot more to me than buildings.

I’m building something my children can look back on and say:
