God is really showing out for my people this year. Let me tell y'all!
She had her mind set on a floor plan that was not available again until next year. She wanted to look at other homes after hearing about it not being available but called me back feeling defeated and said she will just wait until it becomes available. I told her to not be discouraged pray about it and if it's meant some more will become available. THE NEXT MORNING, I get a call from Lamosia Houston with Lennar that the financing fell through on one and if she would sign the contract and pay her earnest money by the next day she could get it before it went back on the market!! 🙌🏾 Of course your girl negotiated and got her $8,900 off of the asking price, with closing cost paid thanks to Bahani Agalheir!! She got a SWEEEEETTT incentives package that I PROMISE NONE of yall Realtors have been able to pull off!!😉 LISTEN Lamosia is the 🐐!! If you go see her without me, please let her know I sent you!! Who's next??

Be patient with yourself. The day you plant the seed is not the same day you will eat the fruit.

Some of us are unlearning YEARS of habits, mindsets, and decisions that didn’t serve us.

Growth doesn’t happen overnight. And just because you haven’t seen the fruit yet doesn’t mean the seed you planted isn’t growing.

Keep going. Keep choosing better. Keep planting.

Buyers, when it comes to you guys, you also have responsibilities just like the realtor and the lender. It is a misconception that the buyers do not have to know anything and all responsibilities are put on the realtor, the lender, and the title company or the closing attorney. That is FAR from the truth. It is your responsibility to know the processes, know what to expect, know what your responsibilities are, and know when things are not going correctly.

Do not put all of your trust in a realtor, a lender, or a title company. Do your due diligence to protect yourself as well.

Most couples think the first step is buying a home together.

But what if you played the long game instead?

One partner buys a home using an FHA loan and lives in it as their primary residence. After meeting the occupancy requirement, that home can potentially become a rental.

Then the second partner purchases their own home potentially preserving access to first-time buyer benefits if they independently qualify.

Later, you can move into the new home together while the first property generates rental income and continues building equity.

-> Potential rental income
-> 2 opportunities to build equity
-> Strategy instead of rushing

The goal isn't just to buy a house. It's to use homeownership strategically to build wealth.

Before making a move like this, talk with a lender and Realtor to make sure you meet the FHA occupancy, financing, and first-time-buyer requirements.
